InterRent purchased three properties in Hamilton last August (sister towers near Brock & John + Landmark). Landmark being the most expensive within the acquired portfolio. Usually a new owner puts some lipstick on the pig and increases prices (see Starlight entering Hamilton recently).

Thanks guys.

I used to rent from the former owner (Homestead) in one of their Burlington buildings. Interesting that they sold Landmark - they must have felt the price for that particular hog was right.

And it really can use a lot more lipstick.

Starlight specializes in buying older properties and renovating them to increase rents specifically. That company is basically singlehandedly responsible for the gentrification of Parkdale in Toronto over the last 5 years. Not sure Interrent does quite the same thing, but hopefully it means a bit more investment. Especially given the rent pressures in Hamilton right now.

Edit: looking at their website, they have this to say: “With an emphasis on core markets, InterRent is expanding its portfolio and creating value by revitalizing undermanaged properties.”

So it looks like they love to buy underinvested properties and sink a bunch of money into them as well.

Looking better now. I still wish they'd gone with the darker theme, but whatever.

Main is such a desolate street for pedestrians, especially that part of it.

While I don't love it, at all, it's a start towards more walkable neighbourhoods. To think within the core, there's lots of potential for a future state with Locke, Corktown, Central Downtown extending east towards the International Village. If we can do the same from Ottawa St but towards the west, with small projects here and there, we can reach a higher status for a more sustainable city.

Same. While I don't love it, it's not exactly offensive. I wonder does it get painted? The finish is very poor up close. It's like the white is just a thin primer coat. Idk.
It kind of seems like Landmark's little sibling. I like that some real estate has been given over to pedestrians on Main st. Now if only someone could convince the owner of "Liquidation" to absolutely destroy the front of that building and give it up to pedestrians as it once was that would be appreciated.
Take away a lane of traffic on Main st to widen the sidewalks on both sides and convert to two-way. Dollarama and so many other properties along that stretch would be perfect candidates for mid-rise development. Just not sure if the demand is there.

There are also huge chunks taken off the precast that are very obvious.

I've commented on this multiple times. Still that is easy enough to fill after and paint over.

And yeah you're morst likely seeing a primer (I hope.)

Also has every developer just completely forgotten how to do symmetry? It's completely symmetrical from the podium up but the podium goes for this weird to the side glass look - why not make that symmetrical as well?

Also the zig zaggy sides still make me feel a bit nauseous, like the building has gone through an earthquake..

They haven't been making much progress here at least on the outside. The parking garage looked like that about 2 weeks ago.
