I like that one! Is the supertall actually U/C or is it just the shorter buildings at the moment?

Height change?

According to the latest developments. Did the height increase up to 389.30 meters and 99th floor?

Exactly. Lake Ontario Altitude is 74 Metres so new diagram's roof height of 389.3 - 74 = 315 metres. Subtract difference from base to lake and this one is still on track to be the listed height of 312.5m.

Can the city reject the redesign? The thick white edge/piping looks horrendous It looks awful on Garrison Point and it looks awful in these renders. Like outlining a skyscraper with crayon - far less graceful than before

Approval is not based on the design so how can a redesign be grounds for rejecting the approval.

I do find this strange as many jurisdictions I have work within the US will hold up the C of O if the completed building does not meet the design approved at the Design Review Committee. Additionally, if a developer does wish to change the original design they must go back to Design Review Committee for approval.

Yes, and it happens fairly often. The general massing cannot change, as that's based on approval and a static element, but the design/cladding can change and be cheapened.

There's no real commision or body to fall back on once a bait and switch occurs.

How building looks places no part in the approval process here. Height and density are the most important aspect to getting a project approved in Toronto. The materials used has zero impact on approval and renders are just for marketing purposes not legally binding documents. You really have no idea, besides it height, how a building will look like until the cladding is being installed.

Have to say you guys are quite spoiled in TO if you think this redesign isn't worthy, it still is better design than most residential towers going up elsewhere in the world.

Nobody looking at this new scheme without seeing the old would imagine it's been "cheapened". But I do realize it can be disappointing when following each detail of a building's proposal from approval to construction when changes are made.

This is still a world class complex, the entire waterfront area of dt Toronto has turned out spectacularly - I say that as a NY'er working for a Canadian company who has the pleasure of staying there frequently at the Delta. It's truly an embarrassment of riches you guys have, I have no doubt SkyTower will be a worthy addition.

In the US and Canada, items such as height, setbacks, and parking requirements are deemed more important and cannot change without another public hearing after approval is granted. Design is deemed not as important and is a little harder to regulate to be honest. So design bait and switches are the norm and perfectly legal.

I would love to see less of an emphasis on height - does it really matter to the general public if a building is 1,025 feet or 1,040 feet? And a much stronger emphasis on design - holding developers accountable to the original designs they submitted to the city and make good design a matter of public policy rather than an after fought.

Toronto does lock in building design and materials at a certain point in the process prior to building permit - so people can't pull a permit and swap materials when the building is half-way up without amending their site plan agreement. And City Staff do comment on building materials, etc. as that agreement is reached, but they don't have much legislative authority to enforce minimum design standards, etc. If someone wants to build something ugly they can build something ugly.

That agreement typically doesn't need to be locked in until the building gets above grade though, which means Pinnacle (the developer) is still well within their rights to change the design now.
