The Colony at South Park

Quote:
At least two construction permits valued at a total of $61.3 million were filed with Mecklenburg County by Choate Construction Co. earlier this month for the site. Synco President and CEO Tim Hose said last month that the first phase will include 280,000 square feet of retail space and 340 apartments, including about 18 units of workforce housing. Publix and Life Time Fitness will serve as the project's retail anchors — no other tenants have been disclosed thus far.

Eventually, the site will also include a hotel and office development as well as additional phases of residential.

A 23-story office tower by Stiles Corp. and Shorenstein Properties

Quote:
A 23-story office tower near the intersection of South End and Dilworth will soon break ground.

The office building, which will rise at the East/West Station on the Lynx Blue Line in South End, will include about 370,000 square feet of office space as well as 7,000 square feet of street-level retail fronting the Charlotte Rail Trail, an 8,000-square-foot amenity center and a "sky lobby" on the 11th floor. Office floorplates will measure about 27,000 square feet and sit atop several levels of parking.
Quote:
The tower, for which the developers are pursuing LEED Gold certification, is expected to deliver in the fall of 2022. A more specific timeline for groundbreaking was not confirmed.

Federal Gov't gives approval for the planned casino in nearby Kings Mountain (35 miles west of Charlotte)

A mixed-use project that features a casino with up to 1,800 machines and 54 table games is largely seen as an economic win for Cleveland County. But details of the project, such as when it could break ground and how it will be funded, remain fuzzy.

I was hoping this site would be upgraded like the "other" one =/

Updates on the Gateway District....

Some of you may be aware of the selected proposal. From last month, heard that negotiations with the city is expected to last ~9 months. Hopefully, it won't be derailed by COVID-19.

I have a copy of the proposal, thank you boss...I love you. But unfortunately, I can't share the renderings until it is announced to the public.

I think most people will be satisfied with the proposal...it is a very dense mixed use development with office, hotel, and residential towers on top of the transit hub. And yay to underground parking and raised rail trail.

According to the conceptual schedule, preconstruction to begin early 2021 on the train station, 2023 on the bus depot, late 2025 on office/hotel/residential/retail. Full project build out by late 2029.

Cousins purchased the BB&T/Truist Parking Deck...

Could Atlanta-based Cousins Properties' $85M acquisition of uptown parking deck spell future redevelopment?

Quote:
The parking deck could also be a redevelopment play for Cousins. The foundation and structure can support an additional 12 stories of residential, hotel or office development, according to a marketing flyer for the building when it was previously listed on the market.

I posted the following response regarding the Gateway Station/District on another forum. I might as well copy and paste it here for those interested.

The massing is one big linear complex with everything integrated together...connected by pedestrian bridges. So no interior parks, but there are several landscaped plaza stairs connecting the street to the elevated rail side. I don't have the heights, but there are 4 glassy slim highrises ranging from ~22 to ~30 floors (quick counts) on the main blocks. There are urban trail and gardens along the light rail including a pocket park, plaza, and a 5th proposed highrise few blocks over in 4th Ward. I would say, this is a very dense development in terms of Charlotte standard.

David Tepper, the owner of the Panthers, were mentioned during the briefings...he may possibly be involved in some ways. We'll see.

Atrium Campus News

Quote:

Atrium Health wants the city to rezone its 70-acre campus in Dilworth to allow up to 425 multifamily units, a university or college, a hotel, a parking deck, medical offices, health institutions and open space.

Atrium, Wake Forest Baptist Health and Wake Forest University announced last year that they would partner to bring the four-year medical school to Charlotte, but they have released few details since. They have not said where the medical school will go, but the rezoning would allow for a medical college and nursing school as well as dormitories.

Optimist Hall developer seeks new rezoning to create 'live, work, play environment' around site

Quote:
The new rezoning includes three parcels totaling 4 acres, all of which are surface parking lots for the development, at 1100 N. Brevard St. and at 16th Street and Parkwood Avenue.

Quote:
"We look forward to beginning the process of adding additional office, multi(family) and retail around Optimist Hall in stages, with this being the next development to kickoff."

Quote:
The rezoning is a conventional request, seeking the most dense of the four transit-oriented development districts adopted by the city last year.

Quote:
A dense mixture of uses is permitted in TOD-UC, and new development is expected to be multi-storied and have activated street frontages, according to the ordinance. Buildings up to 130 feet tall are permitted byright but additional height (up to 300 feet) is allowed through a height bonus.

Interior renderings of the Intercontinental Hotel. I can see my office.

Edit: there's no mention of the hotel portion on the construction company's website...perhaps the hotel has been axed?
