Looks to be spec at the moment. Project would be feasible from a land cost perspective though.

Re: Columbus and Central:

In looking at the VPC that pbenjamin posted, it states 221 units. The plan review I posted for combining the lots states 233 units. Would 12 units be enough to fill the additional 4 lots that were added to this development if this were the case?

Re: Crescent Earll and 3rd St.

Lots of work going on today. Looks like they are starting the plumbing for the site.

I'm confused, so is there work going on at the new Crescent project? Or are we just talking about Columbus?

Rezoning proposal to permit multifamily on vacant land at SWC of 19th St./Roosevelt that has been vacant for 10+ years. 177 units.

https://www.phoenix.gov/pddsite/Docu...PZ/Z-68-18.pdf

Would love to see development start spreading into this area.

God speed for those moving into these apartments and start the gradual redevelopment march east of 16th. Occasionally I go to that Ranch Market or Little Ceasers and it’s one of the sketchiest corners I can think of.

I drove on Hatcher between Central and 19th today, that makes Roosevelt look like Park Place.

This is a City-owned mixed-income/affordable project. IE, it's not trailblazing anything, just an updated version of the slew of affordable housing that's already there.

Plans for a VA clinic nearby too if that ever gets off the ground.

rand Central Tower is a 20-story, 284,709-square-foot, transit-oriented office tower in Phoenix’s Central Corridor. The multi-tenant building, built in 1958, is 34 percent occupied and includes a 4.4 acre surface parking lot that could be developed with multi-family residential.

“The investment in Grand Central Tower offers exceptional value-added potential,” said Lindley. “The buyer plans a complete building repositioning to take advantage of accelerating tenant demand created by rapid improvement in the Midtown submarket, influenced by the Park Central redevelopment, new surrounding luxury apartment construction, and recent announcement of Creighton University’s new $150 million medical school.”
Possibly more midtown apartments/condos.

This would be fantastic. I look at this eyesore lot daily as I work across the street. Looking at the lot from upper floors really is depressing. Here's to hoping they build

Great news! Midtown is heating up...hopefully Edison Phase 2 is announced shortly.

Unrelated news, but does anyone know what's up with en Hance Park condos and Phase 2? I thought this was supposed to happen a while back...

I think en Hance is having the same problem Edison is having...selling (currently at 70% sold in a 49 unit building). Truth be told, these were wood built developments and I think that is part of the problem. Great for apartments...not so great for condo development. I would not want to fork over 235k+ to hear my neighbors.

The condos for sale in EnHance and Edison are more like mid 300's and up, I think they are overpriced.

I checked en Hance's website and they had a couple listed at Flat A starting at 235k and go all the way up to 455k for the "live/work" model. I'm not sure what all is included with these or the sq. footage

enHance originally started at about $190K but they have increased, now about $250K for a one bedroom. They're about 750 feet. The HOA isn't too high.
