High-rises on Highland are a test for Memphis 3.0
Cole Bradley | High Ground News

Quote:
The Stratum, Gather on Southern, Highland Row, Crescent Highland and The Nine are the largest of the district's new residential properties. The planned ThirtySix01 and Stella buildings would add a combined 675 residents. There are at least three more complexes under consideration. Together, these new multifamily buildings represent thousands of new units, potential residents and cars clustered at the heart of this 5.3-square-mile district.

Loews hotel project wins clear path to tourism zone financing
Wayne Risher/Daily Memphian. 3/14/2019

Recently the Sheraton lawsuit was thrown out and now the financing has been cleared by the state. Let's get this thing built.

[Quote"The House on Thursday passed an amendment extending to June 30, 2024 the deadline for Loews to open, with funding from a tourism development zone, and clarifying the TDZ revenues available to the project".Quote]

[Quote "The timeline of Loews and its fellow New York-based development partner, Townhouse Management Company, calls for financing approval in the April-June quarter and construction beginning in the July-September quarter."Quote]

The owners of the Sheraton also got incentives a few years back to renovate their hotel, and they also put in a bid for a second convention center hotel that was beat out by Loew's...so basically it just sounds like bitterness but all should be worked out now.

What they were proposing at the time (according to MBJ back in January) was a 300-room JW Marriott to be built along side a revamped Sheraton on the same property. As you can probably tell, that pitch offered only half of what the city was seeking.

The article is behind a paywall, but here is the link:
https://www.bizjournals.com/memphis/...enovation.html

If the owners of the Sheraton were really that concerned about competition and losing revenue, they should put their money where their mouths are and actually renovate their property to where it can be on par with the Loews hotel when it opens in a few years.

Refreshed Poplar Towers draws new tenants, restaurant
By Tom Bailey | Daily Memphian

Quote:
The 11-story Poplar Towers was a tired, 45-year-old office building in the middle of Memphis’ newest, most upscale and expensive offices... inspire Israeli-based real estate investment firm Faropoint Ventures to buy Poplar Towers 13 months ago for $10.1 million and spend millions more this year improving much of the rest of the 129,533-square-foot building... Outside, the new owner installed new window treatments, canopy and up-lighting, and repainted the building an off-white and black... Faropoint does not disclose how much it spent on the renovation, but “as you can imagine, it’s in the millions,’’ Embry said.

Work starting soon on Rising Roll restaurant in E. Memphis
By Tom Bailey | Daily Memphian

Quote:
Construction may soon start on a new restaurant called Rising Roll, on the ground floor of the 11-story Poplar Towers, 6263 Poplar. Franchisee Michael Black applied last week for a construction permit, and estimated the work will cost $300,000. Rising Roll will occupy 2,300 square feet comprising the east half of the ground floor, where Regions Bank used to operate a branch... The Atlanta-based chain has about 20 locations, and the Poplar Towers site will be the first in the Memphis region. Rising Roll will... be open seven days a week. The restaurant is among several new tenants in the recently renovated... Others include insurance firm Douglas & Greer Inc. and LiveStock Nutrition.

. What Sheraton Should do is put the proposed JW Marriott inside sterick building which also will qualify for great redevelopment incentives

Demolition begins for Beale Street hotel project
By Elle Perry/Daily Memphian

https://dailymemphian.com/article/39...-hotel-project

I was not sure if this was still happening as it was planned as it's on the land for Union Row Phase II? Possibly incorporated into it as the second hotel?

In the initial plans, the proposed Inn at Beale was shown to have been included as part of the overall development. My guess is they wanted to get a head start on things ahead of Phase I.

I must say U-Haul has done some great adaptive-reuse work in the Memphis area.

U-Haul buys vacant Kmart in Raleigh
By Tom Bailey/ Daily Memphian

Quote:
The truck-rental and storage business has bought the 173,583-square-foot building on 27 acres for $1.6 million, Danny Buring said. He and Robert Sloan, both of The Shopping Center Group, represented the seller in the transaction that was completed last week. U-Haul purchased about a dozen of the former Kmart stores in recent months, including the former Kmart in Jackson, Tennessee. Four years ago, U-Haul bought the historic but dilapidated Rawleigh Building at 139 W. Illinois and renovated it for storage and rentals. That building had for decades been a towering eyesore at the southern entrance to Downtown, near I-55 and Crump.

The Clipper development could be getting larger than initially planned.

Clipper developer seeks height exception, special use permit
Jacob Steimer
Staff Reporter, Memphis Business Journal

https://www.bizjournals.com/memphis/..._news_headline

Quote:
The developers behind the buildings and the Gibson factory's overhaul are requesting permission from local officials to build a 19-story hotel and 20-story building that includes office space, retailers, and a parking garage. When the project was first announced Feb. 12, the news release listed an eight-story office building and a 250-room hotel of an unspecified height.

In the 20-story building, the parking garage would sit below the office space and include 1,000 spaces that would be used by both the office tenants and hotel guests. A skybridge would connect the hotel to the garage, according to the application.
Originally, based on the renderings provided, the two buildings were to be 13 and 11 stories respectively with the office tower placed on top of the parking garage itself.

This can better explain it.

https://dailymemphian.com/article/41...ler-structures

The developers of The Clipper, a $250 million mixed-use development proposed next to the future FedEx Logistics global headquarters, have applied for a height exception for a 235-foot hotel (about 22 stories) and a 275-foot office tower (about 25 stories)

Loews Hotel Cancelled

According to the CA, the Loews Hotel is not happening. Good news is the renovation of 100 N Main is moving forward.

Anyone with knowledge believe Sheraton can use the subsidies that is already approved all the way thru the state level and build the JW Marriott but hopefully meet the 500 room requirement for the project? This really sucks because they have lost months on this project and it is hopeful they have a backup because we are looking at another year of waiting if not. This was being sold to COGIC and others as a must happen and in a timely manner.

https://www.commercialappeal.com/get...F3380048002%2F

Read next post. The CA is conflicting with the Memphis Business Journal.
