Southland to add 20 story hotel tower as part of expansion

https://www.bizjournals.com/memphis/

If grayhound racing is stopped, I'd love to see it rebranded into a Hard Rock casino resort complete with a nice concert venue like Tulsa has and the race track infield could be a helluva pool area complete with a lazy river along where the track was as a memorial to it.

The area is ideal for an outlet mall as the two interstatea share the stretch much more.so than the Southhave location. The area where the ginormous truckstop is at was perfect for that with exits to both bridge approaches bilut anywhere along there is fine.

Southland announces $250 million investment in casino, 20-story hotel
By Wayne Risher/ Daily Memphian

Quote:
Southland Gaming & Racing will double down on its push to draw gamblers from the Mid-South and away from Tunica with a $250 million expansion that includes a 20-story hotel and full-fledged casino. Southland parent company Delaware North unveiled plans Thursday for a 300-room hotel and an expanded gaming complex at the West Memphis site of Southland’s greyhound track. Gov. Asa Hutchinson said it was one of the largest, if not the largest, investments ever in a tourism project in the state of Arkansas... The expansion will add 400 machines and up to 60 live table games in a 113,000-square-foot complex that also includes a larger buffet, larger steakhouse restaurant, new food hall, new coffee shop, new players lounge and new center, lobby and steakhouse bars... Delaware North plans to add a major conference and meeting facility in a future development phase.

One Beale Project Update

The large surface parking lot on the corner where it appears the hotel will be is now closed and they have crews working and removing the large billboard and other items from the property. Maybe we can see shovels in a week.

This is an amazing time in Memphis. Next waiting to hear about 100 N Main and Loews Hotel. the Convention Center has started. The Southland Casino breaks ground in less than 5 months. Now we will see how much of a resort the old Harrahs Casino will be in the next month or so. I anticipate it will be Water Park/Amusement Park with the 2 beautiful hotels and golf courses reactivated.

Where's the updated news on that? It's been low on the radar since first announced.

Historic U.S. Marine Hospital will soon be renovated for apartments
By Tom Bailey/ Daily Memphian

Quote:
The building permit estimates the value of construction to be $12 million, but the full cost of the project is $18.7 million. The project comprises three brick buildings: The main hospital of about 75,000 square feet and a maintenance structure of nearly 15,000 square feet, both built in the 1930s; and a 4,500-square-foot former nurses’ quarters that was built in the 1880s. The main hospital will have 60 apartments, the maintenance building will have seven apartments and the nurses' quarters building will have four apartments.

Below is a quote from the Memphis Business Journal on 01/25/2019

Finkley noted that Tunica is also looking to re-invent and re-energize themselves within the casino and gaming market.

“Right now, we’re looking at the re-development of at least one of our casino sites that we’re excited about, and we’re about to kick off work on a $90 million-redevelopment phase one of that,” Finkley said.

I hope it pulls through. Tunica/North MS have had proposals and rumors of amusement parks since around 2000. I always felt that Tunica could capitalize as a true resort town in our backyards with an amusement park development.

This is the perfect time for them to diversify their attractions with the market change and the West Memphis hotel/casino/convention expansion.

I came across Myriad's proposal that fell through around the Market crash. There was planned retail, water park, snow park, golf course and more. Would of been great. Hope this new development will be great as well.

Fortunately after the flood the federal government gave Tunica $60 million dollars and that is going to be used towards this project. This is not a loan. This is money already sitting in the banks to go along with whatever this Jackson MS developer is spending.

Regardless of what happens in Tunica, a revamp of Mud Island into a Copenhagen like Tivoli Gardens with a revamped rivermuseum and aquarium and a well thought out small collection of rides on the northern part of the island along with a water fortress water play area, revamped ampmwith a signiture open air roof, revamped riverwalk and more planning fornyear round interest like a european style christmas market decking the island out in lights and a land bridge to.Beale Street Landing across the harbor is the missing piece of turning Memphis into an excellent weekend getaway or even a week long long.

Anyhoo, I'm placing a wager at Southland on this being the Hard Rock concept that comes to Memphis
https://www.bizjournals.com/atlanta/...456&j=86368211

I have a good friend in the West Memphis fire department and they are evaluating their equipment needs to cover a building this size. That said, there bas been a cluster of new hotels built where the old Union 76 truck stop was near the Cracker Barrel and new visitors center. There are some issues that need to be addressed to jazz the area up. They need to get the boat dealer and over less than stellar niegbors bought out and cleaned out, that includes the truck yard due north of the track. There is plenty of open land available for development between the track and the new visitors center. West Memphis needs to get a gameplan ready so as it is done right.

Transformed Tom Lee Park to be a hybrid of city, nature

Quote:
With historic Beale Street, Memphis-based AutoZone and upcoming projects including One Beale and the relocation of Brooks Museum of Art, Tom Lee Park is where Memphis meets the Mississippi River.

For decades, the public park has been considered by some to be underutilized outside of Memphis in May (MIM).

A $70 million project, that could begin as early as June, aims to transform the open field into a dynamic public space that blends the city with the natural ecology of the river.

The rebirth of Victorian Village

This is a great article on what's happening in the neighborhood. Its a strong indicator imo of what direction Memphis is heading in. Check out both videos on the link. Great history as well.

I'm also unaware of 400 apartments coming soon to the area, does anyone know what project this is? It's mentioned on the second video.

A few years back UT tore down a tower on campus because the students were adults and didnt like the college feel to it. Some are always married as well. I remember they said they would be building or have someone build new apartments that the students could live in.

Ok nice, this will blend with the Edge District. It's great to see new housing coming up in VV. Especially housing that reflects the character of the neighborhood.

FEDEX to Gibson appears back on
Exclusive: FedEx, Gibson deal back in advanced negotiations; announcement expected soon/ Jacob Steimer/Staff Reporter, Memphis Business Journal/Feb 11, 2019

"FedEx Logistics — formerly FedEx Trade Networks — is nearing a finalized deal with the owners of the building, according to multiple sources close to the situation, and an official announcement is expected this week"

"The move of a significant number of FedEx jobs, coupled with the larger redevelopment of the Gibson Guitar building, would be a major win for Downtown Memphis, as it would place within four blocks of each other the headquarters for a major FedEx segment, AutoZone Inc., and ServiceMaster Global Holdings Inc."

"New York-based Somera Road Inc. paid $14.1 million to buy the Gibson building and the adjacent 350-space parking lot from Gibson Brands Inc. in December. Ross, Somera's managing principal, told MBJ at the time that his redevelopment of the property would include development on the parking lot."
