Loews Hotel NOT Cancelled - Yet

https://www.bizjournals.com/memphis/...loews-for.html

Don't understand why the CA did not report it like the Memphis Business Journal but this better explains it.

City could choose between 100 N. Main and Loews for convention center hotel

One or the other will happen. Either a re-purposed 100 North Main as a full-service hotel (and possibly residences) or a built-from-the-ground-up Loews.

In my personal opinion, both projects should happen, but it all depends on finances and whether or not the downtown market can support having three convention hotels in close proximity to each other.

As I expected, the (2) 30-story towers have been replaced with a smaller annex. Not a surprise with the proposed Clipper development rising higher and Union Row contemplating office square footage. Also, more waiting in the wings with the proposed One Beale tower (future phase), Pinch District redevelopment, etc. Personally, I thought the best use for 100 N. Main was hotel due to floor plate height. Then use the Civic Plaza space for possible future convention center expansion, i.e. a 2nd major convention hall. Either way, still a great project. I like all the ideas out there.

Why and how Townhouse wants to slim down Memphis' tallest tower
By Jacob Steimer – Staff Reporter, Memphis Business Journal

Quote:
Townhouse’s director of development Paul Steenson told the MBJ why and how his company would shear 20 feet off of 100 North Main's width... A New York Developer wants to slim down the massive tower from 86 feet in width to 66 feet, remove the building's concrete skin, wrap it in glass and add an eight-story annex next door. The tower would maintain its 36-story height, 182-foot length... On the first two floors of both the annex and the main building would be retail and commercial space - about 153,000 square feet worth. A 1,100-space parking garage would sit in both buildings on the four floors above retail. In the new building, ballrooms and meeting space would sit above the garage.

I agree. I caught this from the article:

"The annex would be built so that that a pair of towers for residential and/or office use could be built on top in the future."

I would guess that would be in the future depending on the market etc. 100 N Main and the Loew's are both great proposals.. if it saves 100 N Main from sitting blighted this may make more sense. Would love to see both in a perfect world but interested to see how it plays out.

Also, with all these office tower proposals I'm curious what will end up being built. I'm betting on the Clipper being the most likely and the fastest. I would guess followed by One Beale and Union Row I think have a shot depending on who they could line up for tenants.

I missed that! Glad to hear that it will be built with a vision looking into the future and not locked into 8 stories. An investment done right.

Let's not forget they also have Jefferson Plaza and the empty parcel on its south side.

More coverage of University District happenings.

University District Starts on a Refresh
BY TOBY SELLS/ Memphis Flyer

Quote:
The intersection of Walker and Highland will soon have a new crosswalk, thanks to funds from the Highland Revitalization tax increment finance deal approved for the district in 2016. Officials expect the deal to generate $21 million for the district over the next 20 years... The UNDC recently hired local planning and design firm Looney Ricks Kiss to “re-imagine” the Highland Strip from Midland to Kearney, with a focus on streetscapes and traffic. The study includes, “parking and traffic studies, access management, opportunities for better parking solutions, utility relocation, railroad quiet zones, and ways to slow traffic to promote business success.” The study is expected to be finished next month.

A score for West Memphis, but another dimension is that this frees up space for the continuing fairgrounds redevelopment.

Union Row developers buy corner of Union & Fourth
By Tom Bailey/ Daily Memphian

Quote:
Union Row developers on Monday bought Downtown’s southeast corner of Union and Fourth, where Powerhouse Motors has repaired cars for nearly a generation. The 6,293-square-foot building – which is to be demolished – and its 0.4-acre parcel at 251 Union are across Union Avenue from AutoZone Park's right field side. The sale means that so far Union Row developers have closed on five purchases totaling 7.9 acres. Those properties represent 27 percent of the 29 acres that developers intend to acquire for the $950 million, mixed-use project.

Southland Hotel is moving forward at fast pace

Southland Casino awards Miss. contractor its $200M expansion project

https://www.bizjournals.com/memphis/...-its-200m.html

Casino's would have made Memphis a boom city long ago had Memphis not been part of Tennessee. Casino's don't beg for pilots or other funds as much and every day of production lost is a loss of funds to them so they move along very fast with projects.

According to a release, work on the project is expected to start immediately, with substantial completion anticipated by January 2021. The contract value will be included in Tutor Perini’s first quarter 2019 backlog.

Excited to see this is happening and my support was for Loews due to prior contract obligations. The question I have now is WHEN will they start? Developments in Memphis drags and extend so much so you have watched 5 or more years go by.

I'm happy they went with Loews. Great get for Memphis and I was skeptical of the 100 N Main proposal as it seemed it could take longer to get a brand etc. Plus, we'll be getting a shiny new tower . Now, hopefully something can be worked out with THM soon and get something going on 100 N Main.

Man its mind blowing to think about the kind of city Memphis would be today if those casino's in Tunica were built downtown. We would have lost alot old structures I believe. From my understanding, those investors went to TN about investing in casino's in Memphis first, right?

I heard they did and even maybe looked at the pyramid a later time was an option. The problem is once the Tunica Casinos established their current locations they had lobbyists in Nashville against putting casinos in Memphis. That is a fact. They were protecting their investments but that was short term as you can see Tunica may be down to 6 hotels and lost the crown jewel which was the MGM Grand.

Arkansas is still basically a duopoly between the Cella's(Oaklawn)and Deleware(Southland). Now Pope Co. Can get one(Russellville) but it will be a hard fought battle to get it approved. Hard Rock wants to build a resort casino there. Arkansas really limited itself. There's no Northwest Arkansas option, Eureka Springs/south of Branson option or Texarkana option.
