It depends on materials, of course, but those horizontal bands could have a very positive effect if not done cheaply. Making a rather un-extraordinary box look rather striking.

In addition to 300 N Michigan, I would think demo should begin very soon at the 50 E Randolph project. Construction loan landed for that 1-2 months back if I recall....

Internal demolition has started already I think. I've seen some small machinary making a mess and a lot of noise in there

Construction begins on third and final Old Town Park apartment high-rise

Is it just me or is this multi-phase development friggin' SPRINTING to the finish line? Even Riverline is taking its time, but this one seems poised to have the entire thing done in record time.

Onni must have strong financial backing... but they've also got the luxury of a prime location, close to the Red Line and Wells St nightlife. It's a Millennial's dream, I imagine leasing must be strong. I met a guy at the Phase I tower to pick up a Turo rental car, and the lobby was so bustling it was like Grand Central Station.

Unfortunately, there's still nobody to take the huge retail space in the Phase I tower... it was intended for a grocery, but you can literally spit and hit two different Jewels and Plum Market. Target is also not far, so I don't know who would take a space that large.

It's debatable, but this neighborhood is more exciting and active than Riverline/South Loop. That should change with the completion of the OPO, BMO Tower, Sears Tower renovation, and if The 78 ever gets off the ground...

^ It's a different type of neighborhood to live in. More activity, more mixed-use streetlife, more noise, more congestion. I would not attribute this as to why Old Town Park is on a fast track development schedule relative to SouthBank/Riverline.

Omni also has a shit load of tenants on a waiting list through the buildings they are replacing. Wasn't Atrium Village an affordable housing facility to begin with? This project will undoubtly fill a huge backlog through that connection alone.

^ That was a pretty plum development to land for them.

Perhaps just a really smart play. I'm not too familiar with Onni, although I should be, given how active they've become in Chicago.

Does Onni officially have the Greyhound site on Halsted too? I know they were considering purchasing it. Would be awesome if that was the next thing they moved on.....

Private mixed income. Onni had to tear down 100 or so low rise units which will mostly be replaced in the 2nd and 3rd towers, IIRC.

I think this got done earlier this year at a lower price point after getting hung up on the pumped up ARO.
