A new housing strategy draft for Tompkins County (Ithaca area) has come out. While the overall considerations are pointing toward much more housing of all types, I have a feeling there will be quite a bit of resistance by some locals (Nimbys) afraid the city/county can not handle the growth without altering their lifestyles. Anyway here are two reports on the draft proposal:

The proposal for a new tallest downtown (Harold's Square) has been revised and is going before the City Planning and Development Board this week (attached in the first paragraph). From the Ithaca Voice:

I'm not a big fan of either version for Harold's Square. It looks like the new massing eliminates the rooftop terrace and the continuous windows along the façade. On the bright side, it looks like the new scheme includes the addition of windows on the previously blank façade, which I'd say is a plus.

I don't disagree, but I think the loss of the terrace provided an opportunity to squeeze in a few more rental units as did taking out the atrium and converting it to outdoor space. Since first approval the cost for the project has gone up and as with most developments, making money is the primary object.

It reminds me a lot of The Exchange, the tallest project under construction right now in Kalamazoo, which just broke ground after about 6 years of financing struggles.

Like Harold's Square, it is a mixed use structure that went through numerous design iterations, although at least each time a redesign happened, it gained height, from 8 stories, to 12, to the current 15. Still, the architectural renders leave something to be desired. But the last time anything this tall was built in the city was in 1984, so we can't get too picky.

Like you stated, it usually comes down to money.

What could prove to be a solution to the end of coal use in the Cayuga Power plant in Lansing, thereby helping to offset the lost taxes from the closing of the plant. From the Ithaca Times:

It looks sort of similar to the original one, except with a Mansard roof for the third floor, in the new rendering. Do they know what caused the fire that destroyed the original building?
