Things I can't tell you about: Two future 20+-story buildings that have nothing to do with UCity Square or Schuylkill Yards, two (possibly three) major property transactions to big developers who've (to my knowledge) never built in U City before, a developer with two upcoming approved apartment proposals has purchased the adjacent properties of both to expand upon them, and the 40th Street commercial corridor just below Market has some nice leases signed for new stores/restaurants.
Good deal. Covid seems to have dried up residential and commercial pipeline and projects underway much less than I might have expected. Haven't posted here much lately, but it's heartening to see the MLB building on Market looks to be full steam ahead, the 16th and Sansom project, a number of new projects that have been announced, and even a potential move at 13th and Market. Very good stuff.

I think it's because the tax abatents are still set to be slashed after this year, so a lot of projects are going to have their hands forced. Next year might be a different story.

Yep... that's exactly it. Developers are forced to get their approvals through the process NOW, so they can qualify for the tax abatement.

We'll see what next year holds, but I'm willing to bet that next year, we'll see significantly fewer multifamily developments moving forward, which is unfortunate.

I seriously doubt that when you consider the gradual nature of the tax abatement change.

Looks like most recent detailed zoning plans were for a 7 floor 84ft 50 unit building in 2019

But then there's this from this year stating they'll be using the moderate income bonus but no additional height/unit details:

Very nice! I've been hearing about this for a while. Glad it seems to be moving forward now. South Broad needs it! This stretch is still pretty abysmal.

Last I heard, 7 floors was the plan. Ground floor retail with apartments above. Looking forward to seeing renderings

I can't wait to see the project at 27th and Girard rise! If this happens, then it will mean the addition of slightly over 280 units between 26th, 27th, Girard, and Poplar. This many units coming online at a similar time will certainly be a boon for the Girard Avenue corridor. Plus, that mixed-use building on the corner of 27th and Girard would be perfect for a 24/7 convenience store, which is something I feel that Brewerytown is missing.
