This may help explain the extra floors that were added to this project. The University of Pennsylvania Health Systems has taken another 55,900 square feet in the building for Penn Presbyterian Hospital. The total space they will now occupy is 211,600 sqft in the building. Good Shepherd Penn Partners is occupying another 28,800 and space will be reserved for Wexford Science and Technology and for the University City Science Center for Tech Incubator space. There will also be 5,500 sq ft of retail space. The building is now 72% pre-leased.

Nice photos but they left this dwarf about 200 ft short. In an urban setting like Philly its simply mind-boggling that the developer would build an 11 story building there. The long term demand supports at least a 25 story building at that location which allows magnificent views of Center City, University City,Fairmount Park,Art Museum etc..

As is the office tenants have views of nothing but other uninspiring 10 story buildings. Unbelievable.

Baby steps. In the past few decades, this stretch was more about squat low rise buildings and parking lots. Those parking lots are (finally!) giving way to mid rise buildings such as this one. Perhaps in a few years those ugly boxes from the 70's will be demolished for the 25 story buildings you say will be in demand.

Kinda funny actually. Put this blue box in CC and it looks pretty underwhelming (in design and size). But in this immediate neighborhood - in comparison with its neighbors (esp that yellow brick building in the last pic - yikes!) - this guy looks like a star.

They did Trenton,Conshiohocken,Wichita instead of Philadelphia.

I can see the building from my office and it looks nice. Don't understand the calls for additional height as that part of the city has so much that needs development. A block or two away and you have two story housing and horrible looking buildings. UCity is probably 20-30 years away from needing 30-40 story buildings past 30-32nd street.

If the economics were there the building would be taller. The fact that it isn't is all I need to know.

This is really well done. The cantilever balances out and creates visual balance with the setback atop the Science Center next door, and the spandrel glazing on the back half is a nice nod to the Science Center as well, tying the two together like a tower to a podium, almost. In terms of scale, I'd admit that this would look pretty cool as 25-30 story tower, but it sits pretty as it is.

Anyone else think of 4WTC when viewing it from the corner?

Glass sure is top notch!

EDIT Not 4WTC, but this other building in NYC (midtown) whose name escapes me ATM....has similar glass with the vertical fins....
