Just an update since its been years... this could be on hold for another year or two. Related Group wants to wait for the market conditions to be right.

The clock is being pushed even further since it was proposed in 2014. So possibly in 2020/2021 we may hear more about this.

Related knows they are sitting on prime real estate so they will wait until market conditions improve.

The company is currently developing several apartment buildings in Wynwood, but hasn’t launched a new condo project in Miami’s urban core for years due to poor economic conditions in Latin America.

Related does own the waterfront One Brickell property at 444 Brickell property, where an Arquitectonica-designed project with three towers was proposed by the developer in 2014 but never built.

RELATED GROUP PLANNING TO START 500-UNIT MIXED-USE PROJECT AT 444 BRICKELL

The 444 Brickell property is at a key location next to the Brickell Avenue Bridge, and the development will add a continuous riverwalk connecting under the bridge from the Icon Brickell complex towards Brickell City Centre.

In 2014, Related said they was considering building a Cesar Pelli-designed project at 444 Brickell, after purchasing the property a year in late 2013.

The developer filed plans to build three towers at heights of 57 stories, 77 stories, and 82 stories, so the new tower will be shorter than originally planned. The completed three phases were proposed to include 1,400 residential units, 249 hotel units, 41,272 square feet office space, and 24,263 square feet retail space.

One big benefit of Related finally beginning work: the riverwalk would finally connect behind 444 Brickell to the one behind Icon Brickell and the Miami Circle, offering a continuous path along the river.

One of the approval conditions for 444 Brickell imposed by the city in 2015 was that Related would build a temporary baywalk on wooden docks behind the site during phase one, even if the second phase has not yet started. Later, they will build a full riverwalk behind the second phase.

I was hoping they’d lead with the tallest tower first. But at least a prominent vacant tract is being redeveloped.

Does anybody know the height of the first tower at 45 floors so I could update title?

Given the reduction in floors. 57 to 45.

Units would range from one to four bedrooms, and the project would include a fitness center, business center, pool and riverfront promenade, according to marketing materials.

Photos: Demolition Continues At Baccarat Residences Brickell Site, With Construction Permit Getting Closer

Demolition is continuing at the Baccarat Residences site in Brickell.

Photos from this morning show that a 4-story building at 77 Southeast 5 Street was being demolished today.

Developer Related Group has applied for a construction permit to build a 47-story tower with 506 residential units on the property.

The plans are actively being looked at as recently as this morning by several reviewers in Miami’s Building Department.

Related will also be demolishing another building next door at 444 Brickell Avenue, but there is no demolition permit pending there yet.

The combined site will include three towers with hotel, residential, and office. Residential and hotel units will bear the Baccarat name.

Arquitectonica is the architect.

Every developers fear in downtown Miami. Basically every project near the mouth of the Miami River is going to un-earth artifacts from the Tequesta village that lasted there for a couple thousand years:
