^ Not cheap at all. Don't confuse unfinished for cheap. Those are real bricks - expensive ironspot ones - sliced thin and then applied to the panels before installation. Panelized systems always have seams, there are different ways to hide or disguise them but it's just the reality. At the very least, they will have some kind of color-matched sealer for the seams that will be added later. If they're really into it, they could even have a few variations in color to imitate the variation in the brick.

Seriously, this brickwork (in isolation) looks like something you'd see on a classic Dwight Perkins building like Schurz High School.

Yes, as we discussed before, this is a proper application of precast. Just look at NBC Tower, it's all veneer limestone, but you couldn't tell the difference in a million years. Once they fill the gaps on this you won't be able to tell the difference. As I mentioned earlier as well, these are such thin spandrels of brick that it might not even be practical to lay the brick conventionally given how much ironwork would be required around every opening to make it happen.

^For that matter, brick buildings in general constructed today will always have control joints near corners and at every or every other floor. Hardly anything is constructed monolithic today and steel and concrete structures need these control joints to protect the brick from cracking. They eventually get filled with sealant color matched to the mortar. When this is done, no one should be able to tell that a precast backer panel was used.

oh that's too bad, the 1200 clybourn building is hideous as it stands right now... they really need to finish painting it like the render showed

1980 N. Milwaukee Ave received its foundation permit yesterday. In case anyone was worried, the facade of the building at the lower-left is being saved. They tore down the original building, but will be preserving the facade by doing a facadectomy similar to the one done for the Viceroy Hotel.

1980 N Milwaukee Ave (Milwaukee and Armitage) got issued a building permit yesterday for its foundation. 7 stories, 132 units (last count) on a mostly (minus one building which will undergo a facadecomy) vacant lot.

Developers seem to think there is unlimited demand for new apartments along Milwaukee Ave... Meanwhile still crickets at the Mega Mall site. We will see if that one makes the cut before the next crash.

New construction permits issued for the foundation of a 2 story retail plaza at 2300 S Archer (Archer & Canal) in Chinatown. Replaces mostly a non descript industrial building there. Will have 40 "commercial condo units" with 74 parking spaces and will be known as "Canal Plaza." I believe this is an effort to expand the Chinatown commercial strip down south along Archer.

Soil testing at 160 n morgan this morning. The only thing I could find about this was a throw away line in a crains article a year ago saying Sterling Bay was "in the planning stages of a residential tower" for this address.

Yeah, I remember that Crain's article – didn't they announce like 8 Sterling Bay projects in that article or something insane? – I believe Spyguy posted this rendering for the site more recently though.
