Dundas condo plan revealed

DUNDAS The manager of the Dundas Dairy Queen says a plan to build a seven-storey, 55-unit condominium on the site will improve that stretch of King Street East.

“It’s a dark spot in town. We’d like to bring light to it,” Reza Soufian said.

Soufian and Hamilton architect John Mokrycke brought drawings of the proposed Dairy Queen expansion to a recent community council meeting.

“We’d like to move as quickly as possible,” Mokrycke said.

Council members expressed no concerns about the application, which would produce a building that — at just under 80 feet high — will be a storey taller than an existing residential-commercial building next to it.

Preliminary drawings show the top two floors will be stepped back, so from the street, the structure will appear shorter than it is.

A 16-foot ground floor will include space for an expanded Dairy Queen and at least two more commercial operations.

The company that owns the property and Dairy Queen bought a former car dealership next door in November.

Architecturally, this is probably the least appealing block of downtown Dundas (a dog's breakfast of service & retail, a surplus of fugly midrises), so hopefully this shifts the balance a bit. Although I'm not especially encouraged by the idea that a DQ (a seasonal Brazier at present) will be on the ground floor. I assume the "16-foot" measure refers to storey height and not building width.

Curious to see what's planned. I'm assuming the Dundas Star will have pleliminary drawings up in the next couple of days.

It is great to see something finally happening on that Dairy Queen lot. But downtown Dundas does deserve better design.

King from Cross to York, with the exception of the 12/8/2 King East cluster, which aren't used to their full potential but which are considerably more interesting/attractive than their immediate neighbours to the north and west. Especially when considered alongside the historic bookend of its neighbours around the corner.

I just posted in the Canada forum that I would rather have seen something more like what was built diagonally across the street at 21-23 King E.

I think it's a better complement to the architecture of the older buildings farther west. This developer could have applied a similar kind of design, even just to the lower 4-5 floors with terraces set back on the upper levels.

All the balconies make this one less appealing to me. Nothing against balconies, but they're just so prominent.

It could be better, but it's decent. It'll also increase landvalues which will lead to better designs near by.

I kind of liked the ground level arches it had before, but other than that it's very nice. Now let's get some developments like this Downtown and in Stoney Creek.

Dundas DQ development stalled

A new Dundas Dairy Queen to replace the ice cream destination that closed three years ago is being pursued by the parent company.

But franchise development director Fiona Bottoms said she could not answer any further questions on any future location. Plans to redevelop the former DQ site at 16 King St. E. in downtown Dundas are currently on hold while the property owners mourn the death of a family member.

Reza and Mai Soufian were not available for comment, but a spokesperson for the proposed seven story, 71-unit condominium development, called Kingsview Terrace, said last week there are no updates. The 50-year-old landmark closed its doors in 2012. Several residents, including members of the Dundas Community Council, have been asking about the project’s status.

A re-zoning with multiple variances was approved by the City of Hamilton almost two years ago, and a demolition permit application to take down the DQ building submitted in May 2013. The permit was never issued.

Four ground floor commercial units were proposed. One was anticipated to feature a new DQ location.

City planning manager Edward John confirmed last week the required site plan application has not yet been submitted.
