Amusement park in the sky hires a company to make it work

Legends will be responsible for the “development and operation of the SkyRise experience,” according to a press release issued by the company. The tower, to be located on subleased city of Miami land behind Bayside Marketplace, is designed to include thrill rides, outdoor observation decks, restaurants and a nightclub.

“We are confident that Legends, well-known for its best-in-class business acumen, will serve our project well in the years ahead,” developer Jeff Berkowitz said in a statement. “This partnership is a win-win for all involved, and we look forward to bringing a high-quality iconic attraction to the South Florida community and its millions of visitors.”

Legends already owns and operates the observatory atop the One World Trade Center in New York City, and operates the brand new OUE Skyspace in Los Angeles. Among Legends’ stated duties at SkyRise Miami: day-to-day management of the tower; marketing, programming and sales; guest interactions; and food and beverage offerings.

The details of the partnership were not explained in the press release, and Berkowitz said in an email that he was unavailable to answer questions. So it’s yet to be seen if or how the partnership will help Berkowitz build the tower, which was approved by a voter referendum in the city of Miami two years ago.

Since then, SkyRise has been tied up in litigation over Berkowitz’s application for a $9 million county economic development grant. Raquel Regalado, county mayoral candidate, filed a complaint challenging the grant on the grounds that voters were sold on a privately funded project.

Berkowitz backed off the grant in April, saying he was unable to meet the county’s requirements. Bayside settled the Regalado lawsuit.

“We are honored to partner with and invest in SkyRise Miami, an innovative, state-of-the-art space considered by many to represent a ‘symbol of the New Miami,’ Shervin Mirhashemi, president of Legends, said in a statement.

Berkowitz, who is also seeking funds through the federal government’s EB-5 investment visa program, says SkyRise should be completed by 2020.

I'd imagine that would be part of phase 1. Later, it will rise once the docks, and water work is finished up. Better to get the foundation and hard to install utilities set up first. Would complicate the tower portion later on if its not resolved first.

The Watson Island Development, a 2 tower project, is doing something similar. Starting with the marina and then, the two towers.

Wait it minutes?!? Is that Bayside shopping right next to American Airlines Arena? I remember where it is. I just went onto Google Earth and I went into it. I remember where I went to Bayside with my brother & his friends, as well. It's been over 3 decades ago. I haven't visit at Bayside for over 2 decades now.

Real estate experts rally behind proposed EB-5 legislation

Klasko, who heads Klasko Immigration Law Partners, moderated a panel on Friday during an Arnstein & Lehr EB-5 Seminar at the JW Marriott Miami that included Walter M. “Marty” Cummins Jr., president of Florida EB-5 Investments, LLC; Reid Thomas, a senior vice-president for NES Financial Services; Kamyar Amiri-Davani, co-founder of EB5 Investors Magazine; and Arnstein partner Ronald R. Fieldstone.

The panelists shared Klasko’s view that Congress will approve new rules and regulations for the EB-5 program after the current law governing it has been extended six times in the past three years. Lawmakers have struggled to agree on a multitude of measures meant to reform two EB-5 visas are issued.

Cummins said a bill proposed by Sen. John Cornyn, an EB-5 supporter, has the backing of the entire EB-5 industry, which had been having a difficult time coalescing behind one single piece of proposed legislation.

“We have been on the defense now for three years even though the EB-5 program has been great for the economy,” Cummins said. “The Cornyn bill is a good start.”

Currently, foreign investors can obtain green cards for themselves and immediate family members by providing $1 million in funding to U.S. development projects that produce 10 direct or indirect jobs. The investment threshold drops to $500,000 if investors put money into projects located in a targeted employment area, which are usually in rural locations or places with high unemployment.
