Looks like the Edgewater Medical center apartment project just landed financing:

Oddly they don't have final zoning approvals yet

The Loyola dorm looks pretty bland compared to the nice old strictures that were there. It’s has the expressions of the 1960’s institutional cell block architecture that so many universities built.

Shame they can’t pull this stuff off:

That's good and bad to hear. Will the neighborhood NIMBYs die over a few more rental units? I remember when they were saying the whole site should be turned into a park. The lakefront is like a 15 minute walk from here. There's a massive park there. And Edgewater has play lots all over the place.

I was in there for one of the pre-construction walk-throughs and holy crap was that place creepy. To think someone's dinner table will be where there was once an operating table, where people died... To quote Randy Jackson: "Yeah that's a no from me dawg."

Risky investment. I give the developers credit.

Well, give Loyola the amount of money and space that Michigan has and i am sure they would.

Vancouver, B.C.-based Onni Group on Thursday completed the $38 million deal for the 8-acre site on Halsted Street at the southern tip of Goose Island, Jones Lang LaSalle broker Tom Kirshbraun confirmed.

Kirshbraun and JLL’s Dan Reynolds represented Greyhound in the sale.

Greyhound will move its bus repair operation to a new facility it plans to build on the South Side.

The finalized Goose Island deal is a huge price cut from the approximately $50 million Onni Group last year agreed to pay, when it planned to demolish the Greyhound structure and build about 1,000 residential units on the site.

I get that and I looked at the cost difference just now, $325 / sf Loyola vs $485 / sf Michigan. But Michigan’s premiums may have been more complex support systems and basements. I think Loyola has done some great work on their recent buildings, so I expected that spirit to follow through with this.

That being said, they have plenty of old dorms on the street alone they could build on instead of tearing anything nice down.

They still have a lot of demo to do, so it’s not like the zoning change is delaying building yet. Demo has been going super slow. Hopefully this money will speed that up.

Also, Alderman O’Connor doesn’t seem to do well at foster development. Don’t want to mess with his voting base. Keep things the same, keep the old people happy. Another reason why aldermanic privilege needs to go.

Another phase of Parkside (between Larrabee, Elm, Cleveland, Oak). The first two are rental buildings, the lowrises are a mixture of rental and for sale townhomes.

^Yuck...The whole Cabrini area had so much potential that is being wasted. It gets overshadowed because of all the other exciting projects that are pending, but these designs/density are a disappointment.

Crane coming down lads. Gems definitely looks solid and covers up pretty much all of the blank wall on both towers, so I'm happy with it!

The article doesn’t give me the impression that NIMBYism about density is a major factor in the zoning approval delay

This sentiment would not exist if the street widths in these areas were half what they currently are
