1075 Leslie l ?m l 49s l Rowbry Holding l BDPQ l pre-construction

Another big one many of us were waiting for at Leslie and Eglinton. Mixed-use towers and public space with the nice BDPQ material palette expected. More than 1,800 residential units next to the Eglinton Crosstown LRT.

This one is causing a fire storm on Urban Toronto. They propose (some how) stuffing a 20 storey infill tower behind the gorgeous 1911 Canadian Pacific building.

The main objections are the height and the pseudo historical arches/architecture that ruin the appearance of the copper-domed “sentries” atop the CP building. The proposal includes conversion of the CP building to residential.

Wouldn’t want to be the construction manager in charge of building something here (see below):

UT

Faux historical looks ridiculous here. A modern glass addition, reflecting the copper domes of the CP Building could work as a counterpoint.

You will see towers on Spadina, but only as far as about Sullivan (just north of Queen Street)

You're unlikely to see 'mega towers' but you will definitely see some above mid-rise heights.

North of Sullivan, as rightly noted by Elkhanan1 you will not see anything above midrise in height in order to protect multiple areas of heritage/cultural character.

Bombardier Downsview Lands l Northcrest-Canada Lands l Henning Larsen l masterplan

NEW IMAGES: Henning Larsen Architects, Toronto architects KPMB and landscape architecture studio SLA are leading plans to completely reinvent a 2 kilometre airstrip and adjacent land into a massive mixed-use community.

Described as the world’s largest infill project, the development of the 520-acre site, will be built around a two-kilometre-long runway, which is to be turned into a "pedestrian corridor" that links the community districts.

-Ten districts with housing for approximately 80,000 people

-More than 1 million square metres of commercial space

-Three transit stations

-40 hectares of parks and situated at the intersection of two ravines

- 1 million square feet of film/tv production studios, lead by California-based Hackman Capital Partners, a multi-billion dollar entertainment production real estate firm with a number of major U.S. studio sites.

I wish just one of Henning Larsen's wonderful downtown projects would see shovels in the ground soon (Distillery District, Etobicoke Civic Centre etc.). In an idiotic, poorly-timed and roundly-criticized move, Toronto Metropolitan University (formerly Ryerson) nixed the tower component of expansion plans for an new science campus, which would have provided needed student housing in a beautifully-designed 44 storey high-rise.

UT

Speaking of big plans - the Lower Don Lands after the rain.

There’s at least 2 pots of gold at the end of those rainbows (the Lower Don Lands has been setting a new gold standard for urban regeneration).

I think the Downsview Master Plan is looking great and it is something I have been anticipating for several decades already, although I haven't dug into the details yet. I think the claim of 'the world’s largest infill project' is a stretch at best, though.

Austin's Mueller airport redevelopment (710 acres) and Denver's Stapleton (4,700 acres) are both larger in land area. They may be smaller in total population and square footage, as they both contain primarily missing-middle level density neighbors and extensive parkland, but Stapleton probably comes close in some regards (like total commercial square footage).

Edmonton's Blatchford is 538 acres and is somewhat more dense than Mueller and Stapleton.

Austin's North Burnet / Gateway District is 2,300 acres, consisting of former office parks, strip power centers, a university research campus and surrounding commercial / industrial tracts. The Domain, a former 303 acre IBM plant is already largely built out to Downsview level mixed-use density but is still being infilled with office and residential towers. Across the street, Broadmoor / Uptown is being redeveloped at a 66 acre former IBM office park, and there are numerous other towers and mid-rise buildings being infilled around them. It will obviously take several more decades for the entire 2,300 acres to redevelop, and it is not a single property, but it is urban infill based on a master plan and regulating plan.

A little north of there, Austin's Robinson Ranch is approximately 7,000 acres and is zoned for urban level density. It is perhaps more of a greenfield, but it is infill between three municipalities and is (mostly) in single ownership. The family that owns it has been carving off parcels at the edges as they still operate a quarry and cement plant on the property. The latest parcel to be carved out is a new 133 acre Apple regional (western hemisphere) headquarters campus. The long term plan is for the entire area to develop into a cohesive, mixed-use urban activity center.

These are just some North American examples that I am most familiar with. I am sure there are other infill developments in Europe, the Middle East and Asia that would also rival and probably surpass Downsview in its claim to be 'the world's largest'.

Elton John just bought a 2 storey + 4 terraces condo here.

Excerpt from yesterday’s Globe & Mail interview:

"Though he won’t be playing another Toronto gig, John will be spending much more time in the city: He, Furnish and their two sons, Zachary, 11, and Elijah, 9, have just bought a penthouse at King Toronto, the swanky complex. by renowned Danish architect Bjarke Ingels that look like stacked light boxes. Called the Treehouse, because a real tree grows inside it, John’s two-story modernist condo has four terraces and ample hanging space for the art he and Furnish collect. It will be his sixth house.

Jane Schneller: Why did you buy in Toronto?

Elton John: The main reason I go off the road is to spend more time with my family. David’s brothers and his wives and children are here. We spend much of the summer in Canada. In England we live in Windsor, so the boys find Toronto dynamic. Also, there is a lot of division in the world: Britain is withdrawing from the EU, America is struggling with its identity. But Canada is moving forward, embracing diversity, accepting other cultures.
