It does. The "boardwalk" connecting Market with Chestnut with groundfloor retail is going to be a really cool addition too. This ended up being a really sharp project.

Belmont Behavioral's new psych hospital rises in West Philly

The new six-story structure with 250 beds will replace a run-down three-story facility with 180 beds that Acadia Healthcare Co. Inc., of Franklin, Tenn., bought from Einstein Health Network in 2015 in a $30 million deal, not including working capital.

Acadia previously spent $15 million on a new Belmont outpatient building, which opened in October, and $5 million on a 14,000 square feet Crisis Response Center in East Falls in partnership with Children’s Hospital of Philadelphia and under contract with the city. That facility opened this month.

In addition, the company spent $5 million to add a 24-bed children’s unit to the hospital that is going to be torn down and replaced, Schor said.

It appears to be an elevated pedestrian walkway with possible retail running at street level between Market and Chestnut Streets.

Last time I talked to someone involved with this project (granted it's been a while), that was the plan. I know there was some pushback due to concerns about noise, but the counter argument was that this is literally being build over an active train.

It's been a while since I connected with them over this so don't know if it's still in the plans but that is definitely something being considered.

They should stick a pedestrian connection to the circular trail connector too. That would be awesome.

Now they should sell, gut renovate, and reclad that turd 2400 Chestnut. Turn it into condos or at least luxury apartments. And the surface lot in front of the entrance into restaurant space.

When are buildings going to start creating condos? Seems that rittenhouse and market east are starting to get a disproportional amount of rentals vs condos. Are some of the new apartment buildings waiting until the abatement is up before they convert to condos / coop?

If 1911 Walnut, SLS, and Hyde come to fruition as planned, that's 3 luxury condo buildings. There are a few other smaller boutique condo projects in the works. Then there is Scannapieco's third super lux tower that we have not heard anything about recently. But I agree the demand for condos is there. I'm hoping that the number coming to market meshes well with the demand. I don't think Market East is ready for condos yet. We'll need to see how the rental market is doing and Fashion District shakes out. Condo conversions are certainly possible down the line, especially to the extent rental supply is proving to outstrip demand. I was still a kid and teenager and not paying attention to such things personally at the time, but I feel like there was a heavy spurt of rental to condo conversion in Philly in the 1990s.
