1,088-Bed X Biscayne Now In The Works

Quote:
Work is now underway at X Biscayne across the street. It will be much bigger, the letter said.

X Biscayne will have 1,088 beds and will be completed on spring 2021. By comparison, X Miami has 638 beds.

X Miami was originally built with 464 apartment units, although some were converted to hotel use. A county utilities filing shows that X Biscayne will have 704 apartments.

X Biscayne will also be the biggest building yet for PMG’s X Social Communities, which now has 11 projects in 7 markets. X Las Olas, which is under construction, will be second with 923 beds opening spring 2020.

X Miami’s lobby bar and restaurant, Jaguar Sun, and sister café, Mockingbird, have opened to rave reviews and loyal followings, the letter said.

49-STORY TOWER PLANNED AT 400 BISCAYNE

Quote:
PMG and Greybrook have submitted plans to build a 49-story tower at 400 Biscayne Boulevard, across from Bayside Marketplace.

The new proposal is one block away from the recently completed X Miami tower, which was said to already be nearly full, just months after opening. X Miami offers shared living with a rent by the bedroom program, and the new tower appears to be designed for a similar concept.

As with 300 Biscayne, a portion of the property is being left vacant for a second tower (A 98-story Waldorf Astoria is planned at 300 Biscayne).

For the new tower at 400 Biscayne, gradient white, blue and clear fritted glass will rise 120 feet in the air from Biscayne Boulevard to clad the lower levels. Behind that will be a 12-story church (the First United Methodist Church is getting a new facility on its former land as part of the deal to purchase the property) and a parking garage with 527 spaces. White aluminum louvers and artistic murals will cover the remainder of the garage.

An amenity deck for residents is being built on level 9 and 10, including an oversized gym, spa, bar and lounge, and pool and beach areas. Three levels of co-working office space are planned above that.

Levels 14 to 47 will be residential, with a total of 646 apartments. More than half of those (340) will be studios, with the remainder 1, 2 and 3 bedrooms.

Clear glass with white frames will clad the office levels, while gray glass with dark gray frames and dark gray painted stucco will cover upper residential levels.

The roof of the tower will be at 539 feet tall, while the highest point including enclosure will be 573 feet above sea level.

Miami’s Urban Development Review Board is scheduled to review the proposal at a meeting on April 18.

I can’t begin to describe how much I love Miami. If my wife would agree, I'd move there tomorrow. However, its architecture is so damn boring. Oh well. At least South Beach’s old Art Deco buildings are great.

CONSTRUCTION PERMIT PENDING FOR 573-FOOT TOWER AT 400 BISCAYNE

Quote:
Developer PMG and Greybrook appear to be moving fast to begin construction on a 49-story tower at 400 Biscayne.

Construction permits are now pending, including a phased foundation permit and a permit for the actual mixed-use tower.

Some activity already appears to be taking place at the site, where demolition and site clearing began in December.

On April 17, Miami’s Urban Development Review Board voted to recommend that Miami’s Planning & Zoning Department approve the project. The vote was 4-1, with the sole negative vote complaining about the dark colors proposed for the tower, according to Miami Today.

According to the construction permit, a total of 1,001,500 square feet will be built in the new tower, at a cost of $175,262,501. The project will include 714 residential units, the permit application states (those numbers may have been placeholders, with the UDRB application listing 646 residential units).

John Moriarty & Associates is listed as the contractor.

FOUNDATION PERMIT ISSUED FOR PMG’S 400 BISCAYNE, WILL INCLUDE 714 UNITS

Quote:
Developer PMG was issued a permit last week to begin construction on the foundation of 400 Biscayne.

A 49-story mixed-use tower is being built.

Total cost of the foundation work is estimated at $2 million. The permit allows for excavation, piles, site and soil improvement.

A separate construction permit has been applied for, but not yet issued, to begin vertical work on the tower, which will include 714 units in a 49-story, 573-foot tower.

Over 1 million square feet will be built, at a cost of $175,262,501, the permit states.

John Moriarty Associates is the contractor.

400 BISCAYNE APPROVED BY FAA AT 571 FEET AFTER YEARLONG REVIEW

Quote:
Miami will soon be getting another 500 foot tower on Biscayne Boulevard.

The Federal Aviation Administration granted approval yesterday for PMG and Greybrook’s 400 Biscayne tower to be built. An application was filed June 12, 2018, so review took about a year.

A foundation permit for the 49-story tower was issued by the city on May 16, records show.

400 Biscayne will include 714 units, or around 1,100 beds.

PMG and Greybrook also built an apartment concept, X Miami, a block away. It included 464 units, and was said to be nearly full just months after opening.

49-STORY TOWER BREAKING GROUND TODAY AT 400 BISCAYNE

Quote:
Developers PMG and Greybrook Realty Partners are breaking ground today on a 49-story tower at 400 Biscayne, according to the Herald.

The building is expected bring over 1,000 new residents to downtown Miami.

400 Biscayne will include 714 apartment units with a co-living design that includes a rent by the bedroom program. The developer previously said that 400 Biscayne would have over 1,000 beds.

A church and office space are also part of the plans.

The tower itself will top off at 573 feet above ground, putting it among the tallest currently under construction in the city.

One block away, the X Miami tower built by the developers with a similar concept is now nearly 90 percent leased after opening last year.

Also being built at 400 Biscayne will be a 20,000 square foot sales center for The Waldorf Astoria Hotel and Residences Miami. Completion of the sales center is scheduled for the end of 2019.

The Waldorf tower will take at least three and a half years to build, and will become Miami’s tallest tower at 98 stories and 1,049 feet above sea level. It is planned to be built at 300 Biscayne Boulevard.

49-STORY 400 BISCAYNE ON TRACK FOR COMPLETION IN 2021 AFTER GROUNDBREAKING YESTERDAY

Quote:
Construction is now underway at 400 Biscayne, a 49-story downtown Miami tower.

Completion is scheduled for 2021, developer PMG said in a press release.

The 882,000-square-foot project will include 714 rental apartments, 3,000 square feet of retail, approximately 48,000 square feet of office space and a 25,000-square-foot church.

“As a Miami native, developing downtown has significance beyond business for me,” said Ryan Shear, Principal of PMG. “Downtown is the core of the city, and we want to be a major player in bringing the area to new heights.”

First United Methodist Church will occupy 10 floors and have its own separate entrance and parking to meet future operating needs. The church will include a chapel, a fellowship hall, classrooms, offices, a basketball court, and a 3-story sanctuary with views of Biscayne Bay.

Amenities at 400 Biscayne will include co-working spaces, oversized modern gyms and fitness studios with frequent group classes, communal kitchens, smart package lockers, a dog park, bike storage facilities, and more.

Greybrook Realty Partners is a co-developer. Sieger Suarez is the architect.

‘SOMETHING SPECIAL’ COMING TO 400 BISCAYNE AFTER DEVELOPERS SECURE $161.5 CONSTRUCTION LOAN FOR 49-STORY TOWER

Quote:
A $161.5 million construction loan has been issued to the developers of a 49-story apartment tower at 400 Biscayne.

Construction is already underway following groundbreaking in June, with completion expected in 2021.

“We are working hand-in-hand with First United Methodist Church and Greybrook Realty Partners to create something special for the neighborhood, which will continue to foster growth and connection in this city we love,” said Ryan Shear, Managing Partner of developer PMG.

The 400 Biscayne project will have over one-million square-feet of space. The tower will include 646
rental apartments, 51,000 square feet of commercial space and a 22,000-square-foot redesigned First
United Methodist Church of Miami.

First United Methodist Church will have a dedicated entrance and parking garage. The church space will include a chapel, a fellowship hall, classrooms, offices, a basketball court, and a 3-story sanctuary with views of Biscayne Bay.

Amenities at 400 Biscayne will include a public lobby lounge and restaurant, co-working spaces, a gym and fitness studio, pool deck and outdoor lounge, smart package lockers, and bike storage facilities.

Centennial Bank and Square Mile Capital provided the financing. In a statement, they said that the success of the nearby X Miami tower built by the same developer gave them the confidence to issue the new loan. Centennial and Square Mile also financed X Miami.

Andrew Warman, Jonathan Blank and Lowell Plotkin led the PMG team on the closing of this loan. Luis Flores led the team of Saul Ewing Arnstein & Lehr attorneys who represented PMG and Greybrook partnership in closing the transaction

FOUNDATION POUR COMPLETED FOR 49-STORY CO-LIVING TOWER IN DOWNTOWN MIAMI

Quote:
Downtown Miami is getting a 49-story co-living tower at 400 Biscayne, and a foundation pour for the project was completed over the weekend.

Vertical construction will now begin, and crane installation appears to be ready to begin soon (their bases were in place as of last week).

Developers PMG and Greybrook Realty Partners are building the tower at 400 Biscayne after obtaining a $161.5 million construction loan last month.

400 Biscayne will include 714 apartments, but will also have a Rent By Bedroom program similar to the nearby X Miami tower built by the same developers. Previously, the developers said that there could be as many as 1,088 beds available for rent.

In total, over one million square feet of space is being built.

In addition to the residential and amenity spaces, there will 51,000 square feet of commercial space and 22,000 square feet of space for the First United Methodist Church of Miami which once occupied the property.

Amenities at 400 Biscayne will include a public lobby lounge and restaurant, co-working spaces, a gym and fitness studio, pool deck and outdoor lounge, smart package lockers, and bike storage facilities.

Completion is scheduled for 2021. Groundbreaking took place in June.

49-STORY TOWER NOW UNDER CONSTRUCTION IN DOWNTOWN MIAMI HAS A NEW NAME: SOCIETY BISCAYNE

Quote:
Construction got underway earlier this year on a 49-story tower in downtown Miami, and it now has a name: Society Biscayne.

PMG and Greybrook Realty Partners are developing the project after obtaining a $162 million construction loan in September.

The 1 million square foot project will include a lobby lounge open to the public.

There will also be 646 rental apartments, 51,000 square feet of commercial space, and 22,000 square feet of church space (rebuilding a church that was formerly on the site was part of the deal to buy the land).

Society Las Olas (likely renamed from X Las Olas) and Society Wynwood are also planned to be built. It isn’t clear if the X Miami tower name will remain.

Two tower cranes are now in place at the Society Biscayne construction site. Completion is expected in 2021.
