some news

Richmond Night Market Relocation Redevelopment

Quote:
Since 2012, organizers of the night market have been leasing property from real estate developer Jingon International Development Group, which is making headway with its $4-billion commercial and entertainment redevelopment plan according to sources. Its lease of the property to the night market ends soon, after the night market closes for the season this fall.

The night market’s lease was originally for a three-year term and it was later extended for an additional three years. However, another renewal beyond 2017 is unlikely.

The Duck Island proposal was shaky from the outset.

Thinking if they don’t get this virus business under control by May that the night market might not happen this year, since we are being advised to avoid crowded areas whenever possible. If so, it’s a shame, as I have never been to the night market and wanted to experience it once before the permit runs out this year.

You’re not missing much. The night market is a shell of its former self when it was at Landsdowne Centre’s parking lot. Ahh those were the days

They seem to be doing all the GEC projects including the Surrey tower.

It appears to be a private lender not a developer

Yeah, that does look like a newer website, but you have to wonder when they market a mega project with specific mention of a karaoke bar.

They have a lot of projects listed - so if Duck Island isn't dead, it's probably a long way off.

Had not heard of the Capstan Village one - at Garden City and Capstan - though the renderings look out of the 1980s.

Also the agricultural tourist attraction is interesting.

Dava just posted about the Capstan project on their Facebook yesterday. An updated rendering as well

There's been a redevelopment sign on the site since last year. Mentions 464 units along with retail along Capstan and the church.

Thanks!
Nice to see a church that looks like a church and not an amenity room.

this is a bit of an interesting read. lots going on with the companies/people/entities involved.

Judge chooses not to intervene in sale of Richmond waterfront land near casino

September 1, 2020 - Bob Mackin, theBreaker

A British Columbia Supreme Court judge rejected a minority shareholder’s bid to block the sale of Richmond’s Duck Island.

In an Aug. 6 oral verdict, Justice Michael Brundrett dismissed an application by Samuel Cheung and 0908034 B.C. Ltd. for an injunction to prevent Morris Mao Hua Chen and his companies, Raegon Properties and Investments Ltd. and Morrison Homes Bridge Street Ltd., from transferring shares...

Cheung found Gui Fang Zhu to invest $40 million for a 49% interest in the partnership in 2011 under the Jingon name. Zhu is the wife of Xu Chang’an, who was a member of the Tianjin City Chinese People’s Political Consultative Committee.

The three Duck Island properties were assigned to Jingon. A similar arrangement came about for the West Road land.

Chen bought out Zhu for $80 million after litigation with Xu between 2015 and 2019, giving Chen 98% control over Jingon and West Road...
and it seems there was a link to the Chinese Communist Party at some point. this project has been fishy from the beginning. i wonder what will happen to it, it has been 8yrs since the initial announcement.

The PRC has been an active developer in the Vancouver region for decades, and we can be darn sure it isn't exactly clean money. I remember a development project near Lougheed town centre back in the early 90s. Heck, it was even the PRC on title, if you can believe it. Mind-blowing.
