As per previous comments, this is a long-term project.

Furthering the notion of long term...

The red comments... in other words, cutting the bs out and to the point... this isn't rising for a while. Something to keep on the back burner. At least on the bright side, a lot of developments coming soon residential wise.

Brickell City Centre to build fire station, weighs expansions

Quote:
[...]

Entering 2020, Swire is continuing to watch the market before commencing its next construction phase.

With more than 30 years in South Florida, Swire understands the market and is always prepared for the build-cycle as it winds up and down, Mr. Bowers said.

“We are currently working on the sellout of the two premier residential towers – Reach and Rise. As the market matures, Swire will continue to increase its footprint in the neighborhood with the development of an extensive land bank we have in the area with approved plans.

“Swire’s priority is ensuring we are being both innovative and ambitious in our latest designs so that we are ready to launch new developments when the market is there,” he wrote.

Since September, Swire has continued to evolve its plans and designs for Brickell City Centre’s next phase.

Within its current phase, he said, Swire has welcomed an exciting mix of experience-driven concepts to the shopping center.

Yeah a little too late on their part. Swire tends to be very risk focused, but I think sometimes, a little risk would do them good. Yeah its nice they are waiting for the right moment, but others are taking a stab at it, and making a profit. They can't be too too late to the game otherwise the party is over.

last I checked they were working on the foundations. I think wework was the anchor though so things might not be kosher.

Swire Applies Again For FAA Approval To Build 80-Story One Brickell City Centre Supertall
https://www.thenextmiami.com/swire-a...tre-supertall/

Quote:
Swire Properties has once again submitted an application to the Federal Aviation Administration to build the 80-story One Brickell City Centre supertall tower.
According to the March 1 application, One Brickell City Centre is planned to rise 1,040 feet above ground, or 1,049 feet above sea level.
This FAA has approved the project twice before in 2015 and 2018, but the agency’s approval order expires if construction doesn’t get underway within a certain timeframe. The 2018 approval is set to expire in June 2022, even after an extension was granted.

In 2018, Swire president Kieran Bowers said designing the project was complicated and the timing for it was not yet right. Miami’s real estate market has strengthened significantly since that time, but Hong Kong-based Swire’s stock price is lower than it was then.

Miami Office Boom Is Pushing Deeper Into Posh Residential Areas

Quote:
[...]

New York developers are among those seeking a slice of the action.

Manhattan-based L&L Holding Co. has teamed up with Carpe Real Estate Partners to build a mixed-use complex in Miami’s Wynwood Arts District.

Related Cos., the firm behind New York’s Hudson Yards, is planning its first office project in the city, a tower in the Brickell neighborhood set to rise more than 1,000 feet (305 meters). The developer already has properties in West Palm Beach that have attracted the likes of Goldman Sachs Group Inc. and Point72 Asset Management.

“The momentum in the Miami office market is extraordinary,” Related Chairman Stephen Ross said in a statement. “The large national firms we work with across the country are actively seeking the world-class office product we’re known for delivering.”

Bulked-Up Design Planned For One Brickell City Centre Signature Office Supertall
https://www.thenextmiami.com/bulkier...-in-the-works/

Quote:
Previously, the maximum floorplate was 30,000 square feet. Under the proposal, the maximum floorplate will range from 40,000 to 60,000 square feet:

In a One BCC Signature Office design, the following additional tower flexibilities may be permitted by process of SAP Permit, so long as the Building does not exceed 2,850,000 square feet of total Floor Area:

•40,000 square feet maximum Floorplate size for Office and Commercial Uses with a maximum length of 250 feet, on all tower Stories except:
60,000 square feet maximum Floorplate size for Office Uses for the first 100 feet of the tower above the maximum Height of the Pedestal, with a maximum Floorplate length of 350 feet.
Other changes include the possibility of an above grade pedestrian connection over the Metromover station, with no setback and encroaching into the right-of-way. There are also changes to the ground level parking and loading guidelines.

Miami’s Planning Department is recommending approval of the proposed changes. The Planning, Zoning & Appeals Board hearing is scheduled for June 1.

Good progress in two months. Tech anchors are going to help this tower succeed.

Given that the changes are to cater for that sector and your investment and wealth management industries.

Construction for One Brickell City Centre is slated to start in 2023. The firms are already in discussions with potential technology and finance tenants from places such as California, New York, the Midwest and Northeast, Swire President Kieran Bowers said.

I love Miami, but a fat box with a quirky facade shouldn’t dominate its skyline.

This looks like a bad zipper running from bottom to the top. Why couldn't they leave the previous design alone? Leave it to Arquitectonica to screw up their own design.

Not true. I like the Waldorf, St. Regis, Aston, and 830 Brickell. Most of the other newly-proposed (and recently-built) buildings are crap though. My love for Miami is more centered on Coral Gables and Miami Beach.
