A new look for stadium district office tower

Stadium tower looks crappy. Not much better, if at all, than the original. But I'll give it a pass based on its location.

They should run over to the Navy Yard and check out some of the cool designs for inspiration. Can't believe the Art Commission thought this was better than the original. It's still a pig with lipstick.

BTW the hotel plan at 4th and Vine is also dead. The build owner who is head of the North Bridge Civic Association lied to the surrounding owners which got them to retaliate.

Yep. And I'm not sure you can really call a building that is much wider than it is tall a tower. But this area really needs development so I'll give it a pass. Nearly all if not all of the architecture by DC's baseball stadium is pretty terrible too. But it's been good for the city, especially younger professionals as it's a bit cheaper than neighborhoods like Dupont, Logan Circle and maybe even U Street/14th. On another note, nice TOD development planned for Kensington: http://www.philarising.com/17-unit-m...to-kensington/

Yeah, I give it a pass too but disappointed with the design nonetheless. It's an attractive location by the interstate and with all that is happening around the stadium complex, I think they should invest more in the design. I can see it being attractive place for companies to sign a lease there.

Nice find on the mixed-use in Kensington and I believe it will continue to change for the better over the next 5-10 years.

Yes 2nd and Race on Swifts property.

It could have to do that it exceeds the height limit, that's it sits outside of Squila's exclusion zone across the street, that when they built Bridge on Race across the street a ground shift and vibration damaged several buildings in the area, or maybe it was just because it's fugly and designs like this need to stay in the Meatpacking District and Chelsea. As for stating who the person was, forgetaboutit....... There was also a much larger "Plan B" by several big names in case this stop failed. It had absolutely nothing to do with the mayor's favorite watering hole next to it.

If it’s only $80MM to construct, I imagine the rents will be quite reasonable. It could end up being an interesting sub market, if you want new construction in a theoretically interesting area without paying Center City or West Philly rents.

I would think rental rates in the Navy Yard would generally be higher than by the Stadium. A lot of the properties in the Navy Yard have KIZ (Keystone Innovation Zone) incentives, though. And a few are also KOZ.
