Some important info concerining phase II.

= = = = = = = = = = = = =

Quote:
All Aboard Florida is making big plans for the second phase of MiamiCentral.

Land previously reserved for single “supertower” has now been split into two separate tracts, according to documents filed with the county last month. The plans indicate that each tract will have a separate tower.

The two new developments will be located at the intersection of Northwest 1st Avenue and Northwest 2nd Street, adjacent to the current Miamicentral construction site. The new developments will include:

Tract F (1.376 acres) will include a tower with 750 hotel rooms and 50,000 square feet of retail space

Tract G (1.326 acres) will include a tower with 800,000 square feet of office space and an additional 50,000 square feet of retail

All Aboard Florida submitted a request to have the property replatted into the two separate tracts last month, and a county committee is recommending approval. As part of the replatting, Northwest First Avenue will be straightened, with part of what is currently a roadway being added to the project site.

The proposed hotel would be bigger than any existing hotel within the city of Miami, while the office tower would be one of the biggest ever built in the city.

Interest in the first phase of the project has been strong, with most of the office and retail space already leased.

MiamiCentral Buys Land Where 1000-Foot Supertowers Planned

Quote:
The developers of MiamiCentral have completed a land deal that will allow two supertowers to be built.

An affiliate of Florida East Coast Industries just closed on land that lies between MiamiCentral and the Dade County Courthouse that is currently a small park, according to The Real Deal. FECI paid $14 million to the city, and is also helping to build a fire station at 435 Northwest 1st Court by donating $500,000 and deeding over the land.

In 2015, the developer obtained FAA approval to construct multiple towers on the site, up to a height of 991 feet above ground, or 1,000 feet above sea level. The developer obtained an extension from the FAA in August 2017, which lasts until February 2019.

According to platting documents filed with the county, one of the supertowers will have 750 hotel rooms and 50,000 square feet of retail space.

The second supertower will have 800,000 square feet of office space and an additional 50,000 square feet of retail, the platting documents state.

it's kind of confusing because it used to be just one supertall "supertower" but then they changed it to two towers which apparently are both "supertowers" - but who knows if they'll actually be supertalls.

With Miami, I take super tall towers with optimism in the moment or in the now, but never 100% certainty for the future.

Now when it comes to the 600-800 ft range, oh yeah, its packing and with real results, but super talls have been iffy. But some projects have good odds of happening, we just need to wait. There are like 10+ super talls in the pipeline for Miami.

I think of it as confidence in the city, but even 1 super tall reaching the stage of foundation work is a monumental moment when it happens. Time will tell.

Kinda like when the first voyager probe reached Jupiter. Miami will have its Voyager moment. Meanwhile, NY is parsecs away and some cities in the skyscraper game are still in the Cambrian period. But progress sometimes takes time. Something that is difficult for us development addicts.

Title should be updated to reflect "2" towers. So adding the "2 x 80 floors" and "2 x 991 ft".

MiamiCentral Supertowers Begin City Approval Process
Quote:
All Aboard Florida has started the approval process with the city to build two supertowers at MiamiCentral.

In March, the company filed a request to replat land for the two towers, according to documents obtained by The Next Miami.

According to the application, the two towers will include:

750 hotel rooms, 50,000 square feet of retail (south tower)
800,000 square feet of office space and 50,000 square feet of retail (north tower)
The replat request was reviewed by Miami’s Plat & Street Committee in April. It was first reviewed by a county platting board in 2016.

As part of the replatting, Northwest First Avenue will be straightened, with part of what is currently a roadway being added to the project site.

The proposed hotel would be bigger than any existing hotel within the city of Miami, while the office tower would be one of the biggest ever built in the city.

The towers could rise as tall as 991 feet above ground, or 1,000 feet above sea level, according to an application filed with and approved by the FAA.

Opening of the Brightline train terminal at MiamiCentral is said to be imminent and could come as soon as this week.

Most likely in the pipeline stage being worked on. I haven't heard anything recent about any sort of imminent work or time table date in regards to that development.

As with World Center, its similar to Hudson Yards, as it develops in various phases. Stuff getting revealed, new additions, and so on as time progresses.

I just think we gotta wait. Its quite a large project in terms of how much its adding. 600k or so of exhibition space and 1700 hotel units along with outdoor features and a large theater. Essentially its aim is a convention center.

Which will be ideal as Miami is already an international financing center, and increasingly becoming a tech hub. Add that to fashion and so on.

Big transformation in the last 10 years for a mid sized American city. Even bigger transformation pound to pound relative to some much bigger U.S. cities.

In other words, the city punches above its weight.

Sitework Underway At Brightline’s MiamiCentral Supertall Tower Property, With First Two Towers Nearly Full
https://www.thenextmiami.com/sitewor...s-nearly-full/

Quote:
Work is now underway in downtown Miami to square off a site for one of two Supertowers at Brightline’s MiamiCentral property.
A small park in front of the Miami-Dade Civil Courthouse is now being demolished, photos show.
The site will be integrated into one of the Supertall tower sites at MiamiCentral.
Commissioners voted in 2015 to allow Brightline’s parent company to take control of the property and reroute a city street in front of the courthouse in order to expand the Supertower site.

Florida East Coast Industries announced this week that they have already leased over 90 percent of 816 apartments in the first two residential towers at MiamiCentral, in what the developer says is “record-breaking” sales velocity. Leasing began in the Spring of 2020.

These are no longer supertall towers, "The two new Supertowers will rise 83 stories, or 848 feet."

Those rooftop pools are going to have amazing views. Everyone else on the ground is going to have to look away so as not gaze upon the design of the towers themselves. Because the ugly stick fell from that amazing roof and hit all 83 floors on the way down.

They're not quite twins, one's a bit taller than the other. Even at 848' they'd be the tallest twins I believe.

https://www.thenextmiami.com/notice-...ertowers-site/

Notice of commencement filed, construction NOW BEGINNING!!

This photo was taken on September 26th, the site in front of the courthouse is not the super towers, but the new courthouse.

Brightline Parent Finalizing Sale Of Site Where Two 83-Story Supertowers Just Approved

Quote:
Brightline’s parent company is finishing up paperwork needed to sell their supertower sites at MiamiCentral, shortly after obtaining approval to build the massive project.

On February 15, Florida East Coast Industries submitted a request to the county for an estoppel letter, which is being requested by the buyer of the properties.

Miami-Dade commissioners voted in late January to approve construction of the two towers.

J3T Ventures, LLC of Great Neck, New York has been in contract to buy the property since May 21, 2021, according to a filing with the county that was submitted as part of the approval process. The company is controlled by by Nader Damaghi along with family members.

The twin supertowers are approved to rise 83 stories, or 848 feet above ground.

They will include a total of 2,007 residential units, 49,634 square feet of retail, and 2,136 parking spaces.
