The world's first Virtual Care Center, Mercy Health System, is underway

The $50-million, 120,000-square-foot facility, which broke ground in May 2014, is expected to open mid 2015. It will serve as Mercy's hub for telehealth professionals to reach more patients regardless of age, illness or location.

Located in a wooded area of suburban Chesterfield, Mercy Virtual will accommodate nearly 300 physicians, nurses, specialists, researchers and support staff. Care will be delivered 24/7 via audio, video and data connections to locations across Mercy and around the world through partnerships with other health care providers and large employers. The Virtual Care Center will be part of a state-of-the-art $200-million Health Campus.

Mercy estimates the center will manage more than 3 million telehealth visits in the first five years. The center also will be a hub for advancing telemedicine through research and training.

CORTEX Community Innovation District in St. Louis has been building out its landscaping features.

The latest feature to be added is CORTEX Commons, which features rain gardens (aka bio-retention systems or green infrastructure).

More visible branding signage is to come.

In CORTEX, currently there is $189 million in construction projects underway - which doesn't include projects in the nearby Washington University Medical Center.

Listed on CNN's "10 exciting attractions opening in 2015" list, work has FINALLY started on the long-awaited National Blues Museum in Downtown St. Louis on Washington Avenue.

Opening late 2015, the 23,000-square-foot National Blues Museum will include more than 16,000 square feet of highly interactive technology and artifact-driven exhibits, a theatre, special event space and classrooms.

The Museum will explore and preserve the historic significance of the Blues as the foundation of American music and celebrate the musicians who both created and advance the art form.

St. Louis industrial market doing well

Happy days are here again, at least when considering the St. Louis-area's industrial market.

About 2.3 million square feet of industrial space is under construction, according to officials of DTZ, the commercial real estate company that held its annual State of Real Estate event today. An additional 120,000 square feet of industrial construction is set to get underway in the first quarter of 2015, said officials at DTZ, formerly Cassidy Turley.

The area's office market also is doing well.

A surge in the number of large deals late last year produced positive absorption in 2014 of 680,000 square feet of space. Absorption is real estate lingo for the change in occupied office space over a given time.

As for 2015, DTZ officials see the possibility of build-to-suit projects for large tenants. The forecast includes the possibility of record-high rents for office space in the Clayton and west St. Louis County submarkets.

A 100-year old building in the FPSE (Forest Park Southeast) neighborhood is under-going a transformation on the burgeoning Manchester Strip. Many of the red-brick buildings have been (and are being) renovated in concert with new lots of new construction like the new 106-room Hilton Home2Suites (below).

A new branch of Reliance Bank will call the building home.

More new construction apartments for millennials are coming to the Central Corridor pushing the count to nearly 900-apartments under construction or planned.

CORTEX, growth at Washington University Medical Center and IKEA are driving the new developments.

More apartment construction coming to area near SLU

A four-story apartment building planned for West Pine Boulevard is the latest residential project to pop up in St. Louis’ rapidly developing tech corridor.

Cornerstone Development, of Clayton, plans to build the apartments on the former site of ACI Plastics in the 3900 block of West Pine. ACI, a distributor and maker of plastic sheet products and owned by former Mayor Jim Conway, moved last year to a larger facility at 3001 Spruce Street.

Sam Chimento, a Cornerstone founder, said demolition should begin in late March of ACI’s 1950s factory and smaller adjacent buildings. The apartment building’s final design is being tweaked, but Cornerstone hopes to finish the $11 million project in the spring of 2016.

Replacing the ACI buildings will be 77 market-rate apartments, Chimento said. Unlike some other recently built apartments in the area, Cornerstone’s project of 38 one-bedroom, 34 two-bedroom and five three-bedroom units will be aimed at luring more than undergraduates at nearby St. Louis University.

Noting the finite supply of SLU undergrads, Chimento said the Cornerstone project should also appeal to graduate students, SLU staff and people who work at companies in the burgeoning Cortex technology district.

“We think Cortex is a driver,” Chimento said.

Within the Cortex district is the Ikea furniture store under construction at Forest Park and Vandeventer avenues. The site of the store, scheduled to open this fall, is less than three blocks from the Cornerstone site.

Chimento said rising rents in the Central West End neighborhood support construction of new apartments, which he said are better than those in the area’s small 80- and 90-year-old buildings. Any new apartments in the corridor from SLU west to Kingshighway should be successful, he added.

Underway near the Cornerstone project are The Standard, a student-oriented apartment project, and Gerhart Lofts, aimed at young professionals. Opened last year is Laclede Lofts, also aimed at young professionals as well as students. Those projects and others have recently added more than 400 apartments to the area.

NextSTL.com is reporting that CityTarget has signed a letter of intent to develop a location in St. Louis' CORTEX Innovation District.

If so, the CityTarget location will be the first in metro St. Louis.

The store will be located directly across from the new 380,000sf IKEA store - currently under construction.

St. Louis' Central Corridor is booming with new residential, lab, technology, retail and health care development.

If the report pans out, Whole Foods, IKEA and CityTarget are recently-announced retail additions for the Central Corridor.

Below is the site where CityTarget intends to build a store.

The location will sit across from St. Louis University's Midtown campus, where apartments are under construction.

The neighborhood, across I-64, from the Washington University Medical and the CORTEX Innovation District is seeing major investments - new public spaces, new and rehab residential, retail, office, microbreweries, restaurants, clubs etc.

Another residential project proposed for downtown Clayton.

Opus Development of Minneapolis is planning a $41-million mixed-use development in downtown Clayton, Missouri (suburban St. Louis).

To be located at North Central and Maryland Avenues, the developer plans for a 6-story building with 120 apartments, 13,500 square feet of street-level retail, plus underground parking spaces.

Not to beat a dead horse, but I don't believe 100% occupancy is an excuse for such poor design. Aventura has literal clones out in the far exurbs of the city [see below]. This is not a message a dynamic neighborhood such as Forest Park Southeast wants to send -- that in order to attract residents, it must build in the same manner as St. Peters, Missouri.

It's hard for me to imagine, or accept, that a much better designed multi-family project would not have also been 100% occupied at this point.

At any rate, this discussion will be interesting in 15 years, when the Aventura complex has visibly aged and can no longer point to its novelty and maintenance levels as positive attributes. In my humble opinion, its presence represents one of the biggest missed development opportunities in St. Louis's recent past.

Below is Aventura at Richmond in St. Peters, 30 miles west of downtown in the heart of St. Louis Suburban Sprawl...obviously by the same developer...

This developer was not fit to build in the City. I think the fact that neighborhood residents got together to write a new form-based code that specifically calls out this development as incongruous and not reflective of neighborhood character says a lot about the majority opinion on Aventura. See page 21 of the neighborhood's newly minted plan (PDF) for that language.

An April or early May 2015 dedication is planned for new Shriners Hospital For Children in St. Louis.

The $50 million, 90,000-square-foot specialty hospital on the campus of Washington University School of Medicine (corner of Clayton and Newstead) is located on 3.75 acres overlooking Interstate 64 (dubbed Healthcare Highway).

The new hospital include 12 inpatient beds, three surgical suites, and 18 clinic examination rooms. It also features enhanced space for its clinical research center for metabolic bone diseases and more room for same-day surgery patients. Other additions to benefit patients are nine rooms for outpatient family housing, a state of the art interactive and educational activity area and dedicated space for collaborative research with Washington University scientists.

The St. Louis hospital's service area spans nine states and is supported by 21 Shrine Temples. The next nearest Shriners Hospital For Children is in Chicago.

BJC HealthCare and the Washington University School of Medicine plan to build an office building of 12 to 14 floors at their growing medical campus in the Central West End neighborhood.

The structure, under design by Christner Inc., will go up on the site of the Storz office building next to the Central West End MetroLink station, university officials said Wednesday. Demolition of the Storz building should take place this summer with the intent to open the new building in two years, officials said.

The building’s cost has yet to be determined, but it will provide about 40,000 square feet of space per floor on as many as 14 floors, said Melissa Hopkins, the medical school’s assistant vice chancellor and assistant dean of facilities operations.

East St. Louis representin'.......

Open for just over a year, Jazz at Walter Circle, in East St. Louis' Emerson Park neighborhood, is one of the city's first TODs.

The 74-unit mixed-use building is a $22 million mixed-use senior living apartment complex which is adjacent to Metro's Emerson Park MetroLink Station.

The project's name honors East St. Louis' history as a jazz capital. Among other lesser known jazz musicians, the city produced the legendary Miles Davis.

The building has more than 100,000 square feet of floor space. The ground floor includes a multi-propose room that will be available as a community center and for rental for receptions and meetings.

The developers have attracted neighborhood grocers and are working to attract cafes, shops and small businesses to fill out the ground floor space.
