Forest Park-Debalivere Transit Oriented Developments.

Tegethoff Development's Expo at Forest Park (two buildings) is in a race with LuxLiving's Hudson at Forest Park. Both are still early on in the construction phase but will transform the area around the Forest Park-Debalviere MetroLink stop.

The building has one floor left to frame. Some windows are being installed.

4545 Laclede has gone vertical

The 4545 Laclede project in the CWE has gone vertical. This will add hundreds of new apartments to the hot Central West End neighborhood.

The Verve at 3765 Lindell nears topping out

Subtext Development's 3765 Lindell/Verve project is nearly topped out. Crews are installing roof pieces this week. The building and its 70 apartments should be ready by August. Some windows are being installed on this building as well.

On Olive now has 8 homes framed or bearing completion

The On Olive project, which has a home and is master planned by Tatiana Bilbao Estudio, is coming together.

1500 South Grand to be redeveloped

Plans call for the building, built around 1920, to include 27 or 28 apartments as well as two retail spaces. The building was once on the demolition list by SSM Health for a parking lot before preservationists launched an effort to save it.. BallastCRE is the developer and the plan will cost $7.7 Million. Construction should begin in April or May with a completion by the very end of the year.

St. Louis City SC Reveals South of Market (SOMA) Plans

Jesuit Hall to be Redeveloped, 14-Story Building Planned Next Door

Neighborhood Properties, the firm behind the renovation of the "Cabanne Castle" and another building at 5815 Cates, along with Pruitt and Associates, is planning a redevelopment of the Jesuit Hall building (3601 Lindell) in Midtown. Plans call for the 14-story building (and penthouse level) to be redeveloped into 169 apartments with the breakdown planned to be 39 Studios and 130 One-Bedrooms. The penthouse level will include some amenities including a bar and lounge area, cowering area, party room, small pool, and a rooftop deck. Additionally, first floor retail space is planned. Upon completion, the building will take on the name "The Melbourne", which is an ode to the original name of the structure as it opened as the Melbourne Hotel in 1921 until the hotel's closure in the 1970s.

Beyond just the redevelopment of Jesuit Hall is a second phase to this project, the construction of a 14-story (plus penthouse level), 187-unit apartment building on the Southwest corner of Grand and Olive. The new building's unit make up will be 78 Studios, 52 One-Bedrooms, and 87 Two-Bedrooms. Retail space will also be included on the first floor. Select apartments would also have access to private terraces. The new building will also include a sky deck with a pool, bar/lounge, and a coworking space for residents. Both the original Melbourne building and the new construction will be connected via skybridge on the buildings's 3rd, 6th, 9th, and 12th floors.

In total, both buildings will bring 356 apartments and 20,000sf of first floor retail space to Midtown and create a bridge linking the heart of the Grand Center Arts District to the St. Louis University Campus.

Gorgeous building and that massing is to die for. How do they get around parking minimums for this many units? Just curious if that's really difficult or not in STL.

^ oh, we're still fighting an uphill battle against parking minimums. here's the parking garage insanity that the pretty renderings intentionally omitted/obfuscated because it's so obviously insane:

instead of another building of comparable size fronting Lindell—which would be an extremely reasonable expectation for this stretch considering its location—we'll be getting a 4-story parking deck. No additional residential on top. No retail. Just an ugly concrete garage with a massive curb cut.

Penrose's Ashland Branch School to be Redeveloped

A $5 Million building permit application for the 24 apartment conversion, apparently all studios, was applied for on March 26th but has yet to be issued. The Ashland Branch was built in 1964 and built to conform with the historic surroundings of the neighborhood. The school was named for the City of Ashland, Kentucky, home of former U.S. Senator Henry Clay. The building closed in 2009 and is 16,419sf. It was listed for sale by the St. Louis Public Schools system for $107,000. A full redevelopment cost is not yet known. It's also not known if the developer intends on seeking tax incentives to help finance the project.

The development joins a series of other promising developments coming out of North St. Louis recently.

glad to see. that demo plan was whack, a parking lot for what? the giant parking lot behind it? do parking lots have parking space requirements now?

^ this one is a perfect candidate for another Jesuit Hall-style addition on the parking lot—provided they can squeeze a few 4-story parking decks into the space as well. the parking minimum is like one entire 4-story parking deck per bedroom, right?

2200 LaSalle, Lafayette Square/The Edge District. The five-story development will feature 128 units. 2200 LaSalle is a $25 million project that will include a two-story parking structure. Opening 2022.
