A new 18-story tower could take shape at the busy intersection of Atlantic and Vanderbilt Avenues in Prospect Heights, Brooklyn. The development site comprises seven neighboring lots and is referred to as 840 Atlantic Avenue.

Before construction can begin, the Department of City Planning will need to approve zoning text amendments to permit the construction of a dense mixed-use building. If approved, the structure would comprise over 376,000 square feet including a mix of rental apartments, retail space, a community facility, and a 90-vehicle sub-grade parking garage.

Residential area, which accounts for a majority of building floor space, will comprise 312,917 square feet and up to 316 units. A maximum of 95 apartments will be marketed below rate as affordable homes.

The retail component will span a portion of the first and second floors with a total area of 55,715 square feet. The community facilities have not been specified but will also occupy the lower levels of the building and max out at 7,800 square feet.

As specified by developer Vanderbilt Atlantic Holdings, LLC, the construction will be completed in a single phase and is expected to last around two years. The property could debut as early as 2023 pending approvals from the Department of City Planning and necessary permits from the Department of Buildings.

The Yonkers Industrial Development Agency has granted preliminary approvals for an incentives package in support of a new 14-story residential building. Located within the Monarch at Ridge Hill planned community, the tower will debut as Horizon at Ridge Hill and is the community’s third residential tower.

Designed by David Lawrence Mammina Architect with interior design studio Lemay + Escobar, Horizon at Ridge Hill will improve a vacant lot at 601-701 Ridge Hill Boulevard in Yonkers and will eventually house 180 rental apartments. Horizon will comprise 225,000 square feet, which includes seven studio apartments, 105 one-bedrooms, 64 two-bedrooms, and four three-bedroom floor plans. Residents will have access to an adjoining amenities building housing a fitness center, a children’s playroom, a movie theater, and pool.

The developer of the project is Hudson at Ridge Hill LLC, whose parent company is Azorim, Israel’s largest development company. Completed by the same developer, the previous two towers include a 162-unit condo property and a similarly sized rental building with 180 apartments.

The developer’s original master plan included a fourth residential tower positioned south of Horizon at Ridge Hill, but it is unclear when the final tower might break ground. Representatives have also not confirmed an anticipated date of completion for Horizon at Ridge Hill.

A new rendering reveals what appears to be a 12-story glass commercial tower at 278 8th Avenue in Chelsea, Manhattan. The 40,000-square-foot property extends from West 23rd Street to West 24th Street and is owned by JJ Operating, who purchased 258-278 8th Avenue for $107 million in 2017.

The site is currently occupied by a two-story, 25-foot-tall commercial structure with 198 feet of frontage. It houses a Gap retail store, New York Sports Club facility, and a CVS pharmacy store. It is also steps from 23rd Street subway station, serviced by the C and E trains.

Although the architect is unknown for the rendering, the image depicts an interesting design with a variety of large glass windows, some double-height, and light and dark cementitious material. The structure towers over the lower rise edifices that line the busy intersection of 8th Avenue and West 23rd Street. It’s unclear what the building will be used for, but there are several landscaped setbacks and one triple-height terrace on the east elevation.

Demolition permits were filed this week for 258 8th Avenue, with Breeze National Demolition is the applicant of record. However, no new construction permits have been filed.

A pair of new towers, both featuring giant murals, are planned for a busy stretch on the border of Crown Heights and Prospect Heights.

The buildings will be constructed across two lots, which are located at 1034 and 1042 Atlantic Ave. (the latter also faces Pacific) in Crown Heights. The developer, Elie Pariente of EMP Capital Group, presented the proposal to Community Board 8’s Land Use Committee in a virtual meeting on April 1 and is requesting a spot rezoning for the project.

Facing Atlantic, plans call for a 17-story mixed-use building with 174 apartments, according to the presentation. There will be 20 parking spaces underground, as well as retail space and a youth center on the ground floor.

At the Pacific Street side of the project, the proposal calls for a nine-story building with 36 units. The parking garage entrance will also be on Pacific Street.

Penn Station

The NYT has a good article today about the proposed redevelopment of the area around Penn Station with ten new buildings. The proposed Penn Station redevelopment and enhancements would cost an estimated $15B and the Gateway Tunnel replacement would cost an estimated $15B - $20B. This is exactly where new development should be located.

How does this building not have its own thread? I can’t find anything under 221 West St, or 15 Eagle St (the address on the construction fence).
