Wow. As long as it looks nice, then build it! I'm over the "too tall", "too dense" arguments. Ardmore is a desirable densely populated suburb with excellent transit options, it would illogical to not building larger denser projects.

Jefferson's Kimmel Cancer Center growing its South Jersey footprint

It will join the existing surgical oncology services already provided on the Cherry Hill campus.

An oncology infusion suite is slated to open in the spring at Jefferson Cherry Hill Hospital. Future plans call for establishing full-service cancer care — which would feature a 9,000-square-foot radiation oncology suite to go along with the 12,000 square feet of space for medical oncology and infusion, plus a full service pharmacy.

"The latest expansion plans went before the Lower Merion Building and Planning Committee, which recommended approval of the plan. The recommendation paves the way for the commissioners to approve the project at the next board meeting.

Like some of the other recent projects, the latest proposed expansion is also on Coulter Avenue. One section of the redevelopment zone was an Urban Outfitters store. Kimco purchased the other five adjoining properties along Coulter Avenue.

The six properties sit on a 1.69-acre site that would be combined for the construction of a new mixed-use building. The new building would have a 57,256 square foot footprint with 19,667 square feet of ground-floor retail space and 131 apartments.

First look: Inside CHOP's new $289M King of Prussia hospital opening this week

Children’s Hospital of Philadelphia is opening its second inpatient medical center — the $289 million Middleman Family Pavilion — in King of Prussia on Wednesday.

Planning for the six-story, 250,000-square-foot pediatric hospital began in 2017.

"We've been busting at the seams at our Philadelphia campus," said Dr. Jan Boskwinkel, senior vice president and chief operating officer at the Middleman Family Pavilion. "We wanted to find a way to decrease that volume."

The area, he said, also allows easy patient access by car with the Schuylkill Expressway, Pennsylvania Turnpike and Route 202 and 422 all just minutes away.

CHOP's new hospital — which includes a pediatric emergency room — is connected to the specialty care center.

The project was originally expected to be completed last November.

Donald E. Moore, CHOP's senior vice president for real estate, facilities and operations, said the Covid-19 pandemic pushed back the timeline by a few months.

The hospital is opening Jan. 26 with 52 private rooms, four operating rooms and 20 emergency department beds. It has the capacity to expand to 108 beds, six operating rooms and 28 ED beds.

The new hospital will open with a staff of about 400, offering almost all the services provided at CHOP's main campus in West Philadelphia. The exceptions are certain advance services in areas such as cardiology and neurology. Multiple care teams at the Middleman Pavilion will also work at CHOP’s Philadelphia Campus, with many doctors and nurses splitting their time between both campuses. Telehealth services — which have increased during the pandemic — will connect the King of Prussia hospital with specialists in Philadelphia if needed.

Suburban office market ended 2021 on a high note, but Center City continues to struggle

"Sunoco Inc. signed a six-year deal on 55,000 square feet at Ellis Preserve in Newtown Square, joining several other companies that struck leases at the end of last year."

"The deals produced one of the strongest quarters for the suburban office market over the last two years and helped to further stabilize it. Other large leases signed at year-end came from companies in a variety of sectors including finance, technology and health care, underscoring the diversity of firms making commitments to office space. The leases were signed in a range of submarkets and not clustered in just one area."

"Both the suburbs and Philadelphia's Central Business District saw the pace of sublease space coming to the market slow and vacancy rates nudge down just a tad. In the CBD, the overall rate declined to 17.5% from 17.7% and in the suburbs to 17.1% from 17.2%, according to Newmark’s fourth quarter report."

"However, the CBD saw 1.2 million square feet of negative absorption compared with a negative absorption of 385,677 square feet in the western suburbs, which was eased by the suburbs reaping 580,583 square feet in leasing activity in the fourth quarter."

"That said, Philadelphia did see its share of deals including Harsco Corp. moving its headquarters to the city, Children’s Hospital of Philadelphia leasing 54,662 square feet at Cira Centre North, and Imvax expanding by 40,000 square feet at the Curtis, according to Savills. University City continues to be a hotbed of life sciences leasing and development activity, which is going to continue this year."

"Looking ahead, many brokers and year-end reports generally sense the momentum from the active fourth quarter will carry into 2022 though challenges remain, especially in Center City's office market. Newmark is tracking several large existing and pending vacancies that could continue to weigh it down this year and into the future. Among them are 300,000 square feet at 1701 Market St.; 197,000 square feet at 1650 Arch St.; 275,000 square feet at Three Parkway; 300,500 square feet at 1500 Market St.; and 440,000 square feet at the Wanamaker."

^^Thats good! It usually means they anticipate more ridership, I just wonder, it also annoys me, but why is there a SURFACE LOT next to the garage? Cant they just stack all that parking onto the garage? Same with some other projects, like the 14 story highrise near the station? Why build a 2 story garage and have half of the parking surrounding the tower? Why not save land for other uses and stack it all into a garage??

Borough of Conshohocken to consider the eminent domain of Outbound Station property

According to property records, the property has been owned by Joe and Barbara Collins since 1978. According to a source, the Collins were not aware this was being considered. Joe Collins is a former mayor of the borough.

In recent years, there have been three cafes that have leased the building. It has been vacant since the beginning of 2019.

It's a shame they can't restore and repurpose those historic buildings fronting 10th Street (in the first picture in the article). They could easily accomodate apartments or affordable housing.

Just a mile south, Claymont is re-envisioning itself as a mixed use walkable town and here, they're demolishing dense historic buildings for warehouses.

Regretable.

Capano breaks ground on Phase II of The Falls

WILMINGTON – Capano Residential is expanding into Phase 2 of The Falls with two additional modern luxury apartment buildings located on the banks of the Brandywine Creek on the original site of the historic Bancroft Mill.

The Falls currently boasts the now completed 10,0000-square-foot indoor amenity space featuring a fitness studio, private yoga station, fireside lounge, collaborative work spaces, mezzanine lounge, library and study niches.

The newly constructed buildings, scheduled to be completed by the end of 2022, will bring an additional 165 apartment homes to the site as well as allow for the completion of 14,000 square feet of outdoor amenity space, which will include a pool with sundeck, outdoor fireside lounge and river deck seating areas overlooking the Brandywine Creek.

Yes. It and the neighborhood across the street, which was Viscose’s company town: Viscose Village.

It makes a ton of cameos in Mare of Easttown. And flippers have recently caught onto its charm. As recently as two years ago you could have bought a house in Viscose Village for $65k. Now flips are selling for $185k and more.

"Between 2017 and 2021, 724 new apartments came online in the Chester County borough and a total of 1,132 apartments are approved to be built between this year and 2024, according to data compiled by the borough."
