I think it adds to the overall "Gothamnist" of it. But I guess tenants see no use in a shared bridge, and there's the costs associated with keeping the bridge, though that's really minor.

SL Green is gutting and transforming the property overlooking Madison Square Park. The landlord is keeping the base of the existing building and will develop a new 530,000-square-foot (49,000-square-meter) tower on top of it, bringing total space to 1.4 million square feet.

The finished tower will be 27 stories, or 471 feet (144 meters), tall and have rooftop terraces, an event space, artisanal food market, tenant lounge and fitness center.

On Monday, the publicly traded developer started work on One Madison — a 1.4 million square-foot tower that superimposes 21st century environmentally attuned construction onto the original 19th century structure at Madison Avenue and East 23d Street.

The job won’t be finished until the fall of 2023, which gives the developer plenty of time to find tenants. Even so, it’s an audacious stroke by SLG and its joint-venture partners, Texas-based Hines and National Pension Service of Korea.

And we have three new leases out that are close to being done.”

Nine floors on the avenue side will combine a mostly glass façade with part of the 1893-vintage limestone original. Four old floors on the 23rd Street side are to be demolished for 18 new ones with a glass curtain-wall facade rising to 27 floors. Some 1.2 acres of outdoor roof and terrace overlook Madison Square Park, notably on “garden floors” 10 and 11.

The tower incorporates 250,000 square feet of unused air rights that came with the property when SL Green bought it in 2005, when it was leased to Credit Suisse. It will have 90,000 square-foot floorplates on podium levels 2-9, and 36,000 square-foot floors 10-26.

Durels said, “our most likely market” is for tech, accounting, media, engineering and fintech firms. Office rents will mirror those in central Manhattan, “triple digits,” he said.

Although the coronavirus outbreak has decreased demand for office space across the country, developers broke ground this week on New York City’s largest commercial development since the pandemic hit the U.S. in March.

When complete in 2023, the $2.3 billion One Madison Avenue office tower in Midtown South will include new retail space, an 800-person multipurpose event space, 15,000-square-foot artisanal food market, 9,000-square-foot club-style tenant lounge and full-service fitness center.

The joint venture of SL Green Realty, Hines and the National Pension Service of Korea is developing the 1.4 million-square-foot adaptive reuse of the original 19th century structure at Madison Avenue and East 23rd Street. The 27-floor structure is being built by AECOM Tishman and will create more than 3,000 new construction jobs over the next four years, the vast majority of which will be union labor participation, according to a press release.

I watched The Witness the other day. Parts of it are set in MetLife North's basement. A tenant shopping gallery is seen as well as garbage disposal facilities.

That really sucks. One day there'll be no more skybridges and then we'll have to listen to some fart waxing on about their poetry or whatever. I don't like poetry, but I do like skybridges. Funny how no preservationists seem to care.

This one signals the end of an era for these buildings, at least symbolically. MetLife has been gone for a while. But it was a legacy.

Construction Begins On One Madison Avenue, A 1.4 Million-Square-Foot Office Tower In The Flatiron District

SL Green recently celebrated the commencement of construction at One Madison Avenue, a new 1.4-million-square-foot office building in the Flatiron District. The project entails the expansion and redevelopment of an existing 13-story structure into a 27-story Class A office building.

Located on the corner of Madison Avenue and East 23rd Street, the structure will occupy an entire city block and is poised to revitalize the streetscape surrounding the property. To complete this vision and deliver a high-quality commercial product, SL Green commissioned Kohn Pedersen Fox to lead architectural design.

The vertical addition will comprise 530,000 square feet positioned above a redeveloped nine-story podium. The reinforced concrete structure will house a series of 32 35,000-square-foot floor plates with minimal support columns to improve internal flexibility.

Amenity spaces within the tower will include expansive outdoor terraces at the tenth and 11th floors, a 15,000-square-foot artisanal food market, a 9,000-square-foot tenant lounge, a three-level fitness center, and bike storage. The building will also contain a 13,000-square-foot high-tech event space designed to accommodate up to 800 people.

With a focus on occupant comfort and wellness, One Madison Avenue will also incorporate state-of-the-art HVAC and circulation systems to improve interior air quality and cleanliness. In addition, the building is expected to achieve both WELL and LEED-Gold certification.

“KPF has enjoyed working with SL Green over the years, recently on One Vanderbilt Avenue and now on One Madison Avenue, which is very different from its taller cousin in Midtown, but we think will have an equally dramatic and positive impact on the city,” said Doug Hocking, AIA, KPF design principal. “We wanted to preserve the character of the original building but also open it up so we could extend the nature of the adjacent park through the tower. When completed, we’re confident that One Madison will be a dynamic, inspiring workplace for the 21st century.”

Additional members of the development team include the National Pension Service of Korea and Hines. Together, the trio of developers have together closed on $1.25 billion in construction financing to complete One Madison Avenue.

“We are proud to be bringing an important new office development to Midtown South that we are confident will attract the top companies and talent,” said Marc Holliday, chairman and chief executive officer of SL Green. “Despite the headwinds presented by current and temporary challenges, we remain focused on boosting the New York City economy by creating thousands of construction jobs and bringing a new, best-in-class office tower to the highly sought-after Flatiron/Midtown South submarket for the first time in a decade.”

As part of the development SL Green has also donated $250,000 to the Madison Square Park Conservancy, the non-profit organization licensed by the New York City Department of Parks and Recreation to manage Madison Square Park. The donation will facilitate the completion of a new dog run and help offset the cost of upkeep and maintenance.

“As we are witnessing the success of East Midtown’s development, it is fitting that we also applaud development in Midtown South with One Madison Avenue,” said Manhattan Borough President Gale A. Brewer. “Adding thoughtful design elements, increasing energy efficiency, and contributing to open space make this a project I can get behind.”

“I took some shots from each floor from different angles,” Dahlin says.

To capture the image of a metalworker framed by sparks and dwarfed by the rest of the project, he says he “didn’t have to do anything special, as it was quite a busy site.”

While the craftworker seems to be alone, “there was always something going on everywhere,” the photographer says.

The building will also have a dedicated HVAC system that delivers air for outside—part of its “state-of-the-art wellness infrastructure,” a spokesman says. One Madison is slated to be completed in 2024.
