I'm sort of a sucker for a rounded corner that wedding cakes like that. It just feels like classic art moderne.

"The Shaw pipeline is starting the year off hot.

MidCity Development has shared plans with the community to replace the four vacant apartment buildings on east side of the 1700 block of 8th Street NW with a nine-story, 316-unit project. A Look at the 38-Unit Church Redevelopment in Historic Anacostia

January 10, 2022
By Nena Perry-Brown
Urban Turf

"In November, UrbanTurf reported on a proposed redevelopment of a church in Historic Anacostia. Now, we are getting a sense of how that project will look.

Bethel Christian Fellowship has applied for historic concept approval to incorporate the façades of the buildings at 2200-2224 Martin Luther King Jr. Avenue SE (map) into a five-story-plus-penthouse development, delivering 38 residential units along with new church space. A rendering of the proposed project was filed with DC's Historic Preservation Office last week.

The unit mix will span from one- to three-bedrooms, and the church would have programmatic space and a child care on three floors. There would also be 20 below-grade and surface parking spaces. PGN Architects is the designer..."

ANC 6C discussed the residential development proposed for 899 Maine Ave SE yesterday. This is across the street from the Wharf and the U.S. Dept. of Agriculture currently has offices at the location.

Urban Turf wrote about this development in September 2021: https://dc.urbanturf.com/articles/bl...he-wharf/18696 .

(I love that colored pencil aesthetic & wish I could get my renderings to look like that... maybe I should take some architecture & drafting classes...)"

Any word on the redevelopment at 624 Eye St NW in Chinatown? I used to work just a block west of here and was excited to see the plans... but so far there hasn't been much action it seems? I just checked Google Streetview and the recent view from September 2021 doesn't appear to show any construction so far.

According to this website, it's currently under construction, but as I mentioned above, Google Streetview from September 2021 doesn't show any construction underway.

The developer has a hearing scheduled later this month to request a 2-year extension on the approval. They claim to have financing deal in the works and hope to break ground in 12-18 months. But, they have already requested several extensions since the initial 2016 approval, so who knows if they will actually pull it off this time?

Here is another development planned next to the Shaw metro station.

204-Unit Development Proposed Across the Street from Shaw Metro

January 13, 2022
By Nena Perry-Brown
Urban Turf

Rendering of the development, from 7th and S Streets.

"Last year, DC's Zoning Commission issued an order to rezone the site of a Howard University-owned office building across the street from Shaw/Howard University Metro station. Now, we are getting an idea of what is in the works for that property.

Quadrangle Development and Capstone Development are planning to replace the three-story building at 1840 7th Street NW with an eight-story, 204-unit development with 21,000 square feet of ground-floor retail. The development will also have penthouse-level amenities, Inclusionary Zoning units and a level of below-grade parking..."

^I hope that's cor-ten when it comes to fruition and not just a solid copper color painted metal panel like typical developer bait and switch.

Another office building is planned for conversion to residential. The former Peace Corp location at 20th and L St is slated to be converted into apartments.

I took some pictures of the new apartment building "The Vesta" in Parkside. It's the second market rate building to open in Ward 7 in the last year.

"In November, UrbanTurf reported on a development in the works next to the Metrorail tracks in Brookland. Now, a zoning application is shedding more light on the plans for the project.

Hanover Company has filed a planned unit development (PUD) and a map amendment that would enable a two-phase project in Brookland, delivering 723 apartments and roughly 18,000 square feet of makerspace. The three-building development, designed by hord coplan macht, will be bisected by a realigned Reed Street NE..."

A First Look at the 900 Apartments Proposed for DC’s Wardman Marriott Site in Woodley Park

January 25, 2022
By Nena Perry-Brown
Urban Turf

Proposed Building B, looking northeast from Calvert Street.

"The plans for a massive residential project at the site of the former Marriott Wardman Park hotel in DC's Woodley Park are coming into focus.

A Carmel Partners-affiliated development entity has applied for concept review of a development that would raze and replace the vacant hotel with two serpentine buildings, delivering 900 residential units. The project would reduce the existing building footprint on the site, adding more than two acres of open space and improving the "front lawn" along the 2600 block of Woodley Road NW. Purchase of the hotel was finalized in November after a bankruptcy auction last year..."

I drove by Skyland Center a few weeks ago. It looks really good. I think that entire area - especially Hill Crest - is going to explode in a few years. Still kicking myself for letting my wife talk me out of buying in Hill Crest 10 years ago.
