Developer tweaks plans for Edmonton’s Healey Ford site

Two has become three as a proposed development downtown gets tweaked in advance of a public meeting Wednesday night.

The proposed redevelopment of the Healey Ford site on 106 Street between 103 Avenue and 104 Avenue was originally planned as two 51-storey towers on a large podium. The developer is now planning three towers with the tallest at 40 storeys, a second at 35 and the shortest at 30.

Spread across the three towers the project would have 1,300 residential units as well as a 38,500 square feet of commercial and retail space in the podium.

To bad about the height reduction, but the added density will be great for this neighbourhood.

30-35-40 towers will still be excellent additions from a height perspective.

Very constructive open house last night, great to see so many passionate people out who are wanting to work for a win win.

^ Glad to hear that. I agree, as much as I would love a pair of 50 story towers, the impact of these three is nothing to scoff at.

Updated Healy Package

Main changes are:

-Tower heights are now 45-42-48
-Revised podium massing, variation and brick colour
-Revised parkade entrance location and setback from lane

Mixed reviews on proposed Healy Ford towers for downtown Edmonton

Downtown dwellers are on the fence when it comes to the proposed three tower development slated for 106 Street in between 103 and 104 Avenue.

While some were watching the Alberta provincial leaders’ debate, some Edmontonians raised concerns about the Healy Ford development Thursday night which could have 1,300 units as well as 43,000 square feet of commercial and retail space.

Some nice tweaks/improvements/commitments.





Notice the residential units now fronting the lane to mirror 7th street and the north retail wrapping around into the lane, awesome.









More technical, but impressive changes and a commitment to improve the lane and 106st street-scape.

Non-accessory parking use removed.
Separation Space regulation added 4.1(k.).
Regulation added requiring a minimum area of 1850m2 for outdoor amenity space for exterior courtyards and roof top amenities 4.3(e.).
Regulation added to ensure interior courtyards include design features to mitigate microclimate impacts 4.3(f.).
Bollard lighting regulation revised 4.3(g.).
Regulation added describing horizontal and vertical zones on podium 4.6.1(a.)(iv.).
Regulated revised to reflect stepback above the 5th floor along a portion of the podium along 106 Street 4.6.1(a.)(ix.).
Tower floor plate reduced for Tower 3 from 900m2 to 850m2 4.6.1(b.)(v.).
Tower dimensions added 4.6.1(b.)(vi).
Regulation added to ensure a Tower Top zone is provided on the upper portions of the towers 4.6.1(b.)(vii.).
Regulation revised to require a minimum tower spacing of 24m 4.6.1(b.)(ix.).
Various regulations added to subsection 4.8 regarding the retention of the Massey-Harris-Ferguson building.
Regulation revised to include a minimum private investment of $750,000 to upgrade the lane and streetscapes along 103/104 Ave and 106 Street 4.9(b.).
