That's an incredible vote of confidence in Philly IMO. I'm thinking they might already have a tenant lined up.
Office 2-14, residential 15-34. Rising Real Estate has a schematic plan.

And yes, great to see a mix of office. If only that lot at 13th & Market Street would fill in with an office / residential / hotel mix.

^^13th & Market will get developed eventually. It's only a matter of time at this point. Plus, Oliver Tyrone Pulver Corp is still marketing it as available office space.

New Renderings and Details Released About Two Cathedral Square

The new project renderings depict a glass towner with bronze accents and curves throughout the facade. The building will rise 470 feet over 34 stories. The top 20 stories will be composed of 250,000 square feet of residential space. The unit count has not been released to date. There will also be 450,000 square feet of office space over 12 stories and an additional 4,500 square feet of retail space. The building will be topped by a 15,700 square foot roof deck and will include multiple other outdoor terraces throughout the structure.

The office space is currently being marketed for lease.

Honestly the lower floors of this tower could house such a variety of tenants, I could see hotels, life sciences, research, commercial uses. The floor plates for those 2 lower segments are just so big they could handle practically anything they might need

This would be a great spot for a hotel.

Or a bank or a cell phone store.

(no but really a hotel)

~PURE SPECULATION~ but it would be great if the Sheraton (which is already right next door) moves to this location, and then the existing concrete hotel building gets reclad à la the neighboring Franklin Tower Residences.

This and the adjacent Alexander (from the Mormons) are among the best new towers we've seen in decades. I hope this gets built according to the renders.

If the red block tower on JFK near Drexel is ever built according to the renders, it will also land a spot on the podium (IMO).

One Cathedral Square, a $110 million apartment tower, nears completion on the Parkway

The timing of the second and final phase and what it might look like it is unknown at this point, said Gianni Parente, investment officer at EQT Exeter. Before Covid, a 400,000-square-foot office project was considered but that’s not expected to be part of the project. The second phase will have a residential component, maybe with larger units, and potentially another use such as a hotel but that is being worked out. “We’re trying to get the best mix of uses,” Parente said.
