What is going on at the Doyle now? Originally, I believe there was to be a boutique hotel and the entrance at the corner of Doyle and Queen was to have been the drive up entrance.

They abandoned the boutique hotel idea and it is now all rental apartment units.

I wonder how often "boutique hotel" just means AirBnB these days?

The apartment vacancy rate is so low that if these are priced semi-reasonably they'll be snapped up quickly.

Does anyone else think that this would have been improved by having some trees? It is such a wide sidewalk (no parking) trees would fit well.

I don't know why they didn't keep trees going the whole way up. That side of SGR really bakes in the sun. The huge grass buffer on Brunswick surprised me when they rolled it out, though.

Yes, especially when the renderings were quite prominent with their 4-stories-tall trees!

There are trees planted in almost every other part of the sidewalk here and I think the developer wanted to plant more and do more public realm improvements beyond his property but the city said no.

Also, on a practical level, the placement of those trees in the rendering is where the bus stop is. Unless you use covered silva cells I can't imagine any trees i a busy bus stop would survive more than a year or two at most.

On the topic, what are the logistics for trees growing on a roof (like that 10ft pine in the rendering)? We've got a few young trees on the roof of the Alexander and I can't imagine them getting that big.

I sit corrected, I went by on the bus this am and there are some trees planted, noticed that they are at the Spring Garden/Brunswick 'corner', not sure if they are all along Spring Garden.

Yeah, let me second the correction (I really haven't been DT much this summer!). The trees aren't located where they are in the rendering, but they are actually pretty substantial plantings and should make for a very nice streetscape as they continue to grow.

I'm really curious what will fill that spot. It's only 1450 square feet, and all directly open space with plumbing in the middle. The floor plan shows a basic small restaurant, 13 tables plus patio. Whoever can fund building out a restaurant in that small space from scratch only to serve 13 tables a seating better be top notch

I'm guessing it will be a high end clothing boutique with staff washroom/changing room in the middle.

Hard to say what will fill it going forward. It could be a restaurant. There is a hole in the floor in where all of those plumbing services are, large enough to house a dumb waiter system. In the parkade below are what are currently storage rooms, but have been designated as space for a potential future kitchen. Allowances were also made to leave space for kitchen mechanical equipment, etc.

Hard to say how many potential restaurant owners will be keen to do a start up in the (hopefully) post-covid19, near future (optimism is a hard-sell these days).
