The owner of a property across from Brickell City Centre appears to be preparing plans to build a mixed-use tower, a newly released rendering shows.

Gazit Horizons purchased the property in 2017 The company trades on the Tel Aviv Stock Exchange.

Renderings were included in a presentation to shareholders last month. The project is referred to as Brickell Gateway, and it will have up to 650,000 square feet.

The company “is currently designing a mixed-use building to satisfy the unmet office, hotel and residential demand in this live, work, play submarket,” their website states. A building up to 48 stories is allowed by zoning, it says.

Multiple lower levels of the tower shown in the rendering appear to be retail and commercial space, with no parking garage.


The company is a subsidiary of Gazit Globe, a large Israeli real estate company. Gazit paid $29.5 million for the 21,210 square foot site in 2017.

In May, CEO Chaim Katzman told investors on a conference call that the building currently on the Brickell site was scheduled to be demolished, and that he would share additional news regarding the property soon.

A demolition permit does not yet appear to have been filed, city records show.

Gazit had previously marketed retail space at a project called 90SW8, which would have seen the existing building redeveloped in a design by Touzet Studio. A listing for the smaller redevelopment was removed from real estate website Loopnet in May.

What the heck are the currently building on the small empty lot to directly east of Brickell Heights (on Brickell Plaza, between 8th and 9th streets)?

Right behind the rendering, theres a tower by the name of Soltair which was recently built and leasing. Its the one with the thick base and wavy windows/facade at the base. (you can see it in the 2nd rendering via the original post). In the 1st rendering, Soltair is cropped out.

Now all the way behind this renderings location, is SLS Lux, which was also recently built. In the 1st rendering, you can see it in the background, SLS Lux.

Yes, but what's the empty lot right next to the SLS Lux? It's the lot right behind the Rok Family Shul. The lot is seeing construction right now but I have no idea what's going up.

Miami Central Phase 1 is nearby.

Are you referring to the burger king lot?

There's a tower by the name of "18" planned there.

This too. It use to be a former chicken place I believe. There's a lot planned or happening within the vicinity. Right near Brickell Heights/SLS Lux.

The project will cost 515 million shekels to build, or around $150 million. Gazit paid $29.5 million for the 21,210 square foot site in 2017.

Completion is expected in Q2 2023, according to a presentation made to investors.

Plans Submitted For 643-Foot Tower Across From Brickell City Centre

Brickell Gateway is proposed to include:

The top of the roof slab is planned to reach 643 feet above ground.

The developers say they are able to build fewer parking loading and parking spaces than normal by going through the county approval process rather than the City of Miami. The property is being added to the county’s Rapid Transit Metromover Subzone zoning area.

“City of Miami zoning regulations for the property, particularly related to overburdensome parking and loading requirements, do not make development feasible on small lots such as this site,” said attorney Nicholas Barshel in a letter to county planners.

Attorneys are asking the county to approve a special exception needed to allow the proposal to move forward under county rules.

Gazit Globe and Atlantic Pacific are listed as the developers.

Corwil is the architect.

First Rendering Released Of 643-Foot Brickell Gateway, Density Increase Approved

Israeli developer Gazit Globe announced it has received approval for a density increase at its planned Brickell Gateway tower.

Gazit says it can now build 504 apartments at Brickell Gateway, up from 364 previously planned.

According to plans filed with the county last month, Gazit is planning a 54-story, 643-foot tower, with:

245 parking spaces
The application listed Atlantic Pacific as a developer along with Gazit. Corwil is listed as the architect.

Gazit also announced it had purchased a retail building across the street, at 83-97 Southwest Eighth Street, with tenants including Toasted Bagelry & Deli, Talkin’ Tacos, CBD American Shaman and Stanzione 87 pizzeria.

That building was purchased for $20.1M

The sellers were represented by Hector Antunez and Juan Andres Nava of Metro 1 Brokers, while Fabian Graff of Metro 1 represented Gazit.

Gazit said the newly acquired building would provide “additional flexibility” for the Gateway Brickell project during the development and rental process.

Enlighten us as to what's wrong with this design besides having right angles? Constantly posting that every tower is "a lame box" isn't really adding anything to the discussion. Give us a design analysis.

I see a great street presence, some interesting details, good height, and a more refined design than previous iterations.
