Next up is Falls Walk. This development consisting of 11 condos is currently under construction in downtown Greenville and will be complete in 2020.


Partners include Parker Group, Renaissance Development, Johnston Design Group, Tolbert Property Advisors, Project Plus, Ineo Builders, and City of Greenville.

New highrise unveiled for downtown Greenville today. Rumor has it that the building will be developed by Hughes and home to Chartspan's new HQ.

The Design aims to create a structure that is both iconic and contextual. The brick-clad podium grounds the building and is a direct response to the scale, texture, and volumetric rhythm of Main Street. The remaining massing is broken down into two levitating, reflective glass volumes which serve to identify the two separate user groups of the building: the anchor tenant and spec office. The reflective cubes rotate within the boundary of the volume below, optimizing the floorplate depths while stepping the massing back from the street. The large outdoor terraces at the entry level of the floating volumes serve to bolster Main Street’s heavily vegetated, pedestrian-friendly atmosphere and create desirable outdoor amenity space for the offices. The corner entry is reserved for a major retail tenant to focus steady activity at the intersection throughout the day. The office entry is moved to the interior property line to align with an existing crosswalk and utilizes residual space to create a quadruple-height atrium with a grand staircase providing direct access to the parking levels and 4th floor terrace.

As a northerner, I love smaller southern cities and for me, Greenville tops the list. It's a real gem that goes unnoticed up here. The development looks great and I hope it will always retain the same charm it has today!

Hey SlurmsMcKenzie,

That was awesome post. That is a very nice state of the art building. I love Greenville and I am thinking about moving that way. I have been there a few times and I always knew that city had ton of potential.

Been doing a lot of google street mapping around this city. Looks amazing. And all the parks and pedestrian measures they have and are putting in is great. Totally wasn't expecting this. Anybody know when Unity Park will be complete?

Crossposting this source article and the image taken from it from the Phoenix thread. These are estimates from Redfin of the cities with the largest net inflows of people in 2020. I was surprised by the presence of two of the cities listed. One was nearby Knoxville, but Greenville was also unexpected! It looks like Greenville and the upstate may be staring down a period of unprecedented growth!

Interesting, it seems like South Carolina's urban centers are all rising to a boil in terms of growth, with the Charleston and Myrtle Beach metros having also posted significant growth rates, by current census bureau estimates from 2019.

Greenville is a little known gem. I think we could see some real growth there soon, it is perfectly positioned between Atlanta and Charlotte to see a nice boom.

I would like for Greenville to market itself as a biotech or tech center. It already has a large automotive presence and could capitalize greatly on its current affordability.

Developers are working on: 
* Developing marketing and engineering designs for future land use.
* Exploring ways to resolve traffic issues around the site. 
* Working with the Governor's School to ensure pedestrian connectivity to the Swamp Rabbit Trail. 

Construction on the office building is underway and estimated to be completed in 2022. Developers will then begin working on a parking deck, with plans to move county government facilities into the new office building in 2023. 

While the county will wait to demolish the current building until offices have moved to the new space, the other buildings will be demolished later this year. Leonard estimates the county and developer will approve the demolitions in the third quarter of 2021.  

A timeline of anticipated moves includes: 
* Greenville County Sheriff's Office moving juvenile investigations, data recovery and sex crimes units to the Law Enforcement Center in first quarter 2021. 
* The DMV moving out in second quarter 2021. 
* Family court moving out in third quarter 2021.
* The health department moving out fourth quarter 2021. 
* County administration moving out in 2023. 

Developers will also start divvying up parcels for land sales to the private sector in fourth quarter 2021. The county and RocaPoint partners will examine each parcel to determine best use and conformity with the area's master plan, as well as sewer and water connections, Leonard said. 

"We're being approached by an awful lot of outsiders right now wanting to be in the project. It's getting a lot of good publicity," he said. "And people appreciate the location and what it could be, and I think, come later this year, we'll have a lot of good options on what we want to do with our land."

United Community Bank will be relocating their corporate headquarters from Blairsville, Georgia to downtown Greenville. 227 new jobs will be created. They will be constructing a new building. Construction slated to start early next year. A Charlotte-based developer has just unveiled preliminary plans for a major mixed-use development in downtown Greenville’s West End, right beside Fluor Field. The plans from SunCap Property Group would aim to build 250 apartment units, 6,950 square feet of amenities, 12,000 square feet of retail space and 560 parking spaces within a central garage. $70 million with construction slated to start by the end of the year. We broke ground on Unity Park in July 2020. The park is expected to open in the spring of 2022.


Construction includes:

-Restoration of a half-mile section of the Reedy River and adjacent wetlands
-Preservation and renovation of Mayberry Field, the historic park built by the City in the 1920s for African-American children during a time of segregation
-Michelin Green, an expansive 9-acre green space that serves as Unity Park's front door
-Three playgrounds, including the 3,600-square-foot Greenville Water Splashground
-A Visitors Center featuring a welcome center, gallery space and flexible assembly space
-The Auro Bridge, a custom-designed wooden pedestrian bridge spanning the Reedy River in the center of the park
-Meadowbrook Green, named for the historic Meadowbrook Park built on this site in 1938
-An extension of the Swamp Rabbit Trail as well as a network of walking paths

Next up is Project Unity Gateway mixed use development downtown. The first approximately $75 million phase of the mixed residential and commercial community is set to include a 262-unit multifamily residential housing complex — featuring 52 units of affordable and workforce housing and upgrades to 60,000 square feet of an existing office building off W. McBee Avemue, S. Academy Street and W. Washington Street. About 10% of the units will be rented at 80% of the area median income; another 10% at 60% of the area median income. An estimated $35 million hotel, retail and office complex will be built in the second stage of the project. Construction slated to start late this Spring.

Next up is Riverside which is a four story 200 unit apartment development spread out in three buildings on the outskirts of downtown Greenville along the Swamp Rabbit trail. It is currently under construction with completion slated for later this year.

Next up is the Avant mixed use development in the heart of downtown. It will consist of 12 high end condo units and two ground floor retail spaces upon completion. Three of the condo units are sold. Construction slated to start late this Spring.

Next up and currently under construction downtown is NOMA at City Terrace. 25 luxury townhome units total. 18 of the units have been sold so far. Completion slated for late Spring 2021.
