Those are between 4th and the Lodge. There’s no individual tax lots, so they’re most likely low-income rentals. Similarly sized places can be had for between $1300-1800/mo depending on amenities and quality, and you would have no problem finding really nice lofts/condos in the sub-$3000/mo range.

but are they within walking distance to downtown? from the picture it looks like a 15-20 minutes walk.

It’s frustrating Olympia Entertainment has wanted the area as part of a greater campus between its holdings for the past 20 years, they’ve called dibs. The city put in a bunch of new infrastructure but there was a change in leadership that “refocused on making money” after their founder passed seemingly nixed his legacy project. They got bailed out somewhat by Stephen Ross & the University of Michigan who are investing a quarter billion into The Detroit Innovation Center, a post graduate school including student housing, which SHOULD be breaking ground this year. Cass Park area is difficult area to develop with the freeways cutting through it but it’s still damn well highly desirable especially with all the other investments around it.

There’s really cool areas along 4th street that have done their own thing north of Wayne State’s got an old hippy vibe with artistic scrap metal peace sign & a communist flag decking the street out. Some cool eco homes have been built just north of cornerstone next to that one new studio apartment that was built on the Midtown West property.

7 mile at Lasher. Drove by the other day on my way to check out what’s new in Old Redford & Rosedale. The two abandoned apartment complexes across from the natural area where Rogill Golf course was are under renovation, nice to see there’s a Yamasaki office building next to them.

The transformation of Brush Park will no doubt go down as one of the most impressive revitalization projects in the country. To see where it is now compared to where it was just 15 years ago is nothing short of amazing. This could have just as easily become a sea of those cookie cutter townhomes on Woodward across from LC Arena.

As with anything new, I'm sure it will go through its own gawky stage, but as landscaping and trees fill out and people put their own touches on their homes, I can see this area maturing into the type of neighborhood you see in some of the vibrant close-in corridors of Chicago.

Gawky phase is a good way how it’s felt for a min though it’s filled in more over the winter the feel has changed a bit for the better as it’s filled in. It’s too good a location for it not to succeed with its location near the theaters & in between downtown & the DMC.

The remaining Victorian mansions mixed in help add something real special to what’s already a well done good looking development. I’m excited to see the area when Brush Watson is completed the 10 story tower is tasteful & will help and some bulk density & height to the landscape of the neighborhood.

Taking into account the background noise in area as well I would hope soundproofing would be a high priority. Some of the earliest of the wood frame apartments seem especially vulnerable if steps towards mitigation weren’t taken.

This is the shot that led me down the Fisher rabbit hole MSU made some interesting moves investing in the Fisher property namely buying the parking garage and surface lot. Cool shot with the copper roof lit up sparty green though it does raise interesting possibilities with MSU partnering with Henry Ford for the new tower and expanded campus development.

Historicdetroit.org has a killer series of photo galleries documenting the Book this is a very long post and I only took a dent out of the Book Gallery, check it out if your interested in a finished tour and historic collections.

I finally found a satisfying reason why the Book got so dirty, came across an old post card (mid 20’s) with a coal power plant in the spot where people mover maintenance center is now, right behind the Book. I’m guessing it was a generating station for the downtown thermal system.
