Idk y'all....as much shit as I talk about disjointed lines, I kinda prefer the older render. It'll be impressive height for sure, but mostly safe accents on the exterior. It just has so much of the 70 Rainey DNA.

Just to be clear....I am realllly excited though

The Design Commission Working Group recommended a no vote for the density bonus. They even thought the the project was too tall. But the Commission liked the project and voted for approval at yesterday's meeting.

I like the new cladding. It's stately, professional, and modern. It looks high quality. But the amenity deck above the parking garage is completely open all the way the up on one side, giving the tower an off-set look. Symmetry is a classic element of attractive design so that part detracts from an otherwise excellent design.

No. The site plan has yet to be approved, correct? This was just the design commission.

Correct. This project has not been approved yet. It only got approval for a FAR increase from the Design Commission. It may also need to go to the Planning Commission and City Council because the FAR increase that the DC was allowed to approve may not be enough to build this as proposed. All that needs to happen before the site plan can be approved.

EDIT: Originally the height was more than the 32:1 FAR that the Downtown Density Bonus provides for. But it looks like the lowering the roof height to 602' was enough to meet the 32:1 FAR. So no PC and CC approval is needed. But the site plan is not yet approved either way.

The required FAR calculation for this project is apparently not straight forward, and the Planning Commission does need to approve a FAR increase beyond what the Density Bonus allowed. The PC staff recommends approval at next week's meeting.

At least there are balconies and dark floorplates to break the monotony of the blue glass on that blocky rectangular building. That makes it better than yet another all-glass building.

This one is scheduled to be presented to Planning Commission on March 9. The docs indicate that the hotel portion is still front and center -- noting "30 levels of hotel space" out of a total 53 floors -- but I couldn't find an actual room count in the docs themselves.

Huh. Did they add floors or is the mechanical penthouse two levels?

It's only going to the PC for a conditional use permit to sell alcohol at the ground floor cocktail lounge. It still needs CC approval for the zoning change previously approved by the PC.
