That's true. I think Ekistics normally does early-stage renderings. I should have said "newly-found", not "new" (suggesting "closer to what will actually be built").

It's still interesting to see the massing and how the new building will change the neighbourhood and the nearby public space. It's really going to bring that stretch of the waterfront together, and hopefully connect it to Lower Water a little better.

Way nicer than the last rendering, especially the boxy portion facing Water Street. It kind've looks like a whole different building, but that's okay—they mesh together well.

I must be honest and say I am not at all a fan of this one either. I do not like the overhang on the Water St side and the rather discordant use of different materials leaves me thinking it looks rather disjointed.

Maybe Halifax can get a reputation for "literal" architecture, with a building on the waterfront that looks like a cruise ship, and an overpriced library that looks like a stack of books. If we build a new hotel that looks like a bed then we're in.

They have taken that to a whole new level here by also planning to have ground floor retail that sells signage!

The main body of it looks like something that would have been in Miami around 1985. I actually find the boxy part with the differing colour glass more interesting than the "cruise ship" portion.

I'mmmmm not a huge fan. The ground floor and the box sticking out the side are really nice, but they clash horribly with the rest of the building. If the whole building was done in the style of the side box it would probably look pretty awesome.

EDIT: Also, without construction details to suggest otherwise, it looks like it's going to be an energy disaster. Glass walls + heat radiating fins (aka concrete balconies) everywhere.

I think it will look fine once completed - http://www.halifax.ca/boardscom/drc/...409117.1.1.pdf. Even if it does look a bit like a cruise ship what is so wrong with that? Most cruise ships that come into dock look quite impressive.

Forgetting the cruise ship comparison, it has long curved balconies and a stepped roof. I think these are both appealing features. In addition, it has ground floor retail and public sitting areas.

Why did they change the original design and make the boxy look on the street side? The original design all looked the same. I like both, but like the first better.

I prefer this one to the original. Actually I think it is one of the nicer residential proposals in the city, and it is much nicer than the 80's/90's/00's developments nearby. I like to imagine that in a few years the southern part of the waterfront and Lower Water Street will be seamlessly integrated into the more evenly built up part of downtown north of Sackville and above Granville.
