Demo permits for 61 & 69 Rainey were filed last summer, and I thought that was all that would be demo'ed. But a demo permit was filed today for the neighboring bungalow at 71 Rainey. I believe this was that last residence on Rainey, and it was planned to become a bar prior to Covid.

Just a 570 foot infill going up.

I remember when 300 West 6th was exciting, and we barely care about these 500 footers now.

Is it possible that a bar or whatnot will be built on this lot and that it won't be part of this larger development?

So glad that house is going down - it was such a decrepit, unmaintained eyesore on Rainey St.

I would have been perfectly fine with it becoming a new bar...but nothing has changed with that property for years, so I'm glad SOMETHING is finally happening.

A rehab would have been cool, but that house didn't really look as if it was salvageable.

A little more info was added to the HLC website about the 71 Rainey demo. The plan is to partially demo the house then build an addition. That sounds like a bar/restaurant which means it is not part of River Street Residences.

Still no signs of activity on the online site plan app since they got the zoning change. But today they filed for temporary electrical service to site for the project, and it was billed to DPR construction.

This project had a second site plan to bury the utility lines running across the site. It was approved and released today which means site prep could start soon. The permit fell under the radar because it didn't appear connected to the project at first glance - especially with the City building a transformer farm in Rainey. But the LLC of the owner/applicant listed in one of the attachments can be traced to High Street Residential/Trammell-Crow in Dallas.

But because of its orientation and texture and shape (flat rather than boxy) it's going to be pretty imposing from most angles.

In isolation, I'm not necessarily a fan of the design but I can see how, in its environment, it'll be pretty striking.

This is one of the finer examples of Austin's new tower designs moving past 2010s architecture and into 2020s

I'm excited for Lake Flato. I believe this is their first tower? Everything I've seen of their smaller projects is fantastic, amazing use of materials, a kind of modern Central Texas vernacular. I hope they knock this one out of the park and it leads to more large-scale projects for them here, it would be great to have a local firm shaping Austin's skyline.
