AUSTIN | Perennial Tower (4th & Brazos Phase I) | 705 Feet | 50 Floors

Elevations were released today for an office and residential (rental) tower called 4th & Brazos. The developer is Chicago based, and this is their first Austin project.

The Historic Landmark Commission approved the site Demo a few weeks ago. Here's the location from Streetview. It's currently a warehouse turned into a special events venue.

Frost Bank Tower may potentially be buried by it's future surrounding neighbors.

There are 7 towers in development within one block from the Frost Bank Tower. It'll have a 670 foot tower on the block across the street from it, and this 823 footer on the block on the other side of it. Those 7 towers are on just 5 blocks surrounding it.

It's kinda a terraced/point tower. Is this a go? How many proposed projects of this size are there as of now. Being close to the Congress ave 6th street core is perfect. I'd like to see a dense area from 6x with indeed, Republic there's another I cant' think of. This came out of nowhere, and is this a glimpse of what it could look like? Is there an actual rendering...what color are we talking about? This will pierce the skyline nicely in that area.

This project caught Covid. It was announced Mid-February 2020, and all permitting activity stopped during the summer. The developer has remained silent as well. There were never any renderings, just elevations:

I don't know, maybe some renderings would change my mind, but I'm not a fan of this one. I would have been ok with it being shorter and either having the top be even all the way across or even having two stacked towers with a gap between. The giraffe neck of a single tower up there bugs me.

This project has been downsized but now consist of two phases. Phase I is a 705’ ft, 50-floor tower.

Substantial improvement over the initial design, imo. Not a fan of the parking garage by any means, but the overall tower design is very nice. Devil will be in the details, but this has potential.

Always a bummer to see a height chop, but the design is a big improvement. I also kind of like the parking podium on this one. It is integrated into the overall design in a way you rarely see with these towers. If you have to have a podium, this is one of the better ones.

It's got a 1960s Park Avenue vibe too it. The size of the parking garage is a bit staggering, but it's got nice lines. Excellent filler.

Perennial Tower Sprouts Downtown at Fourth and Brazos This Summer

The project, which recently received an approval of its site plan from the City of Austin, is scheduled for completion in late 2025.
