Looks like it has a bridge over Wolseley to the Hospital, that'll be new and interesting.

I’m amazed they were allowed to build such a tall building there. Seems out of scale for the street.

The existing building on the site was already a six-storey building so it shouldn't be too much of change from what was there before. I do wish it was something smaller just for the streetscape (honestly just copy and paste the Thom bargen building) and instead encourage development within West Broadway (east of Sherb, South of Portage). I understand it makes sense for it to be close to the hospital since it's assisted living but perhaps for future developments...

I think this will fit nicely with the hospital, even if it's a bit taller than the previous structure. It's within the so-called Misericordia Hospital precinct, according to the planning documents, so yes it doesn't blend in with the surrounding commercial buildings or houses on Sherbrook, but it is tied to the larger hospital complex (now with a skywalk connection). This is not going to add to the vitality or vibrancy of the street in any way, but is a good amenity for the community.

Maybe it was some other new 12 storey building a few blocks over that started this trend in West Broadway...

^Maybe. It’s a seniors residence. Not sure it will add much life to the sidewalks in the area?

Depending on how often kids/grandkids/other relatives come by to take a resident out to eat it could certainly be a decent new chunk of customers for area restaurants

Right, assisted living. I was thinking of something else. It won't be Bar Italia, but will have 100 units, plus visitors and staff.

I think this is something we need to see more of. The business model for the other big operators of retirement/LTC/assisted living facilities seems to be to build them off major roadways on the edges of the city.

The idea is that you don't want or need any other businesses, amenities, etc. nearby, because everything will be done through Revera or whoever the operator is. Everything is either offered in the centre, or run as "outings".

It's basically the cruise line model: Everything is a revenue source. Anything not on the boat is a paid "excursion" with money going back to the operator.

I think we want to see lots more retirement options in existing, mature, central neighbourhoods. It's better for seniors and it's better for the city as a whole.

My grand mother was in a suburban assisted living place and it was just that. In house, with excursions. Having these type of places in mature, urban neighbourhoods seems like a good idea.

I’m not opposed to the use. Just surprised a ten storey building was allowed and came with zero opposition in Wolseley. It’s twice as high as the hospital and the rest of the street is one or two storey buildings. I thought the building with the wood on the front was tall for the street!

I do wish it at least had commercial on the ground floor. It won’t interact with the street at all.

I agree that a coffee shop or restaurant on the ground floor would have been a nice addition. But I still think this is a win for the Wolseley area. More people working and living on Sherbrooke will bring more business to local shops and a better vibe to the street.

Look to Robson St in Vancouver as an example of a successful street with mostly low-density but a few tall residential buildings mixed in

Hmm it looks way worse than the renders, wasn't it supposed to be warm (brown) woods? Not just more grey everything?

Proposal for a 5 storey, 28-unit mixed use building. This would replace a four-storey, 18-unit building on the same property which never came about.
