At 16 floors, why does it appear to be so much taller than the Imperial Plaza Condominium? Taller floors? Imperial is 12 floors.

very nice project--something to finally get excited about!

i think it's taller because commercial floors tend to be quite a bit taller than residential.

ICCU seems to be doing well especially when considering their other development off of Eagle Road and the interstate.

Imperial has really short floor plates - 1960s era. Four extra stories plus taller floor plates = much taller.

And someone else asked - it will take up seven lots on the block.

That block will really change with the addition of those buildings and the nearby Vanguard.
The lot is fenced off.

PB's data center was experiencing issues the past few days and is back up.

Have you also learned that secret from the river; that there is no such thing as time? That the river is everywhere at the same time, at the source and at the mouth, at the waterfall, at the ferry, at the current, in the ocean and in the mountains.-Hermann Hesse

This is a wish come true because I've always thought this wall would be perfect for a mural~public art and is definitely a Boise thing to have done.

Dawson's new facade is looking sweet.

More Beer
Boise's beer boom continues. We are lucky to live in a state where much of the ingredients are grown for great beer.

3 buildings, 300 apartments planned for growing Garden City riverside neighborhood

COVID-19 not slowing down projects
While many commercial real estate projects have been put on hold or slowed down by the coronavirus, Truax said that he’s in a position to move forward with his projects, starting with Lot 50.
With the possibility of in-migration further increasing after COVID-19 as people take on more remote work or seek to live in smaller cities, building infill will become more pressing, he said.
“We are going to move out of this COVID arrangement a little more quickly than other markets,” Truax said. “We’re also going to see people moving in. Our hope is that we continue to see more development focused in the inner core rather than outside, to preserve some of the farmland.”

Boise to pilot closing 8th Street to allow for socially distanced dining

By MARGARET CARMEL mcarmel@idahopress.com
May 19, 2020

Quote:
BOISE — A popular downtown Boise street will soon be closed to most vehicle traffic to allow for more socially distanced restaurant seating.

Boise City Council on Tuesday approved a resolution to close a section of Eighth Street most of the day to allow restaurants to expand patio seating to the curb. Pedestrians and cyclists will use the street to move around, instead of the sidewalk.

Mayor Lauren McLean and city council members were highly supportive of the move; the vote was unanimous.

“This is one step we can take by allowing more room by utilizing some of the public right away in some of these places to allow businesses to have more customers and still follow the guidance on social distancing,” City Council President Elaine Clegg said. “It’s really hard to reopen when you can only serve half or a third of the customers you normally do.”

I placed an arrow in my photo to give a perspective of where this might rise up.

Thanks Sawtooth. I've mentioned before that your photos in the 1st Development thread and this thread are invaluable and a great visual history of the growth and development of downtown over the past 10? years.

It's been a while since I've been out to see what is going on. How many cranes are currently up in the downtown area? Does anyone have an update on the progress of the Vanguard? https://www.visumdevelopment.com/new-page

I think Boisedev had an update on the Vanguard that construction had halted, and Vissum hadn't returned messages.

Hopefully it's not going to be another "Boise hole" incident.

Yeah, it's been posted. I'm going downtown later today and will swing by that location to see if there has been any recent progress.

Looks like the Home2Suites will be done by end of summer. The Vanguard has definitely halted construction; I drove by there a couple of weeks ago, and again this week, and nothing has changed.

Glad the condos along Myrtle are coming along. The one by the river past the Ram is moving along, as well.

Hopefully we'll hear more about some new downtown projects shortly, too.

I have freshies of the complex next to The Ram. Need some time to upload, host and post.

11th and Idaho

Sunday Morning, smoke in the air from the fireworks last night. Covid, the bars are closed per a health order. The Rainbow Family of Living Light is convening up north near Riggins & The Salmon River and some of their tribe are downtown taking up 10 parking spots with their buses. 2020
