P.S. Since my earlier post regarding “developments outside downtown” helps answer some of the "where", it likely does not help answer the thread question “why” so many proposals.
Seems to me the recipe is some good fundamentals and infrastructure/transit in place/planned, on-going demand for residential and commercial (low vacancy) and a ton of the proposals actually get built.

Think it’s time to bring the main skyline back into view here (sorry North York): Very faint on the horizon you can glimpse the Yonge/Eglinton mid-town skyline on the left, Bloor-Yorkville right of centre and the financial district + Southcore on the right. Shot from Mount Nemo, about 60km away.
