I'm not sure which bylaw it is. On the DP it states that the height is within the bylaw standard of 99.2M. I assumed it was the shadow bylaw, but it doesn't make sense given the shadows this would cast.

I am pretty sure it is not the shadow bylaw that has stunted this tower as it is so far from the river valley. There is the parking lot of the seven tower development across the street as well as another condo project between Eau Claire tower and the river. There must be some other bylaw is working against it.

I can't see how the shadow bylaw would limit this one. It's a block west of the 600' tall Centennial 1, and a block east of what will soon be a 50 floor mixed use building.

I know the height won't make much of a visual impact but I like the design overall and outside of Toronto or Calgary this would be considered a major tower. Plus, biggest priority for me right now is to get those Eau Claire parking lots taken out.

I'm not sure which bylaw the DP refers to, just going by what it had said. I assumed it must be shadowing, but it doesn't really make any sense.
