WHOA...nice! It's honestly a step forward from the Austin design. At least the lower portion is also habitable space, whereas 405 Colorado the podium is a parking garage.

I think the design is superb! With some slight tweaking, it could be a signature building for Philly.

Somehow we missed this PDF presentation of the project to the Center City Residents Association:

^^Fantastic. Thanks TK. Loving the architecture popping up in this corner of Center City.

None seem overly ambitious so I'm hopeful 21M and the other proposals in that area get built...a totally different feel to that stretch of Market.

I'm not completely dissing this, but my first reaction is "look at the two-stemmed mushroom!"

I wonder if there is a etsy drawling that covers the skyline from Schuylkill Banks to the new Penn's Landing Development.

I hate top heavy projects.
I particularly hate this.
It's just plain ugly.
Amateurish!
The gloom that would be those apartments directly under all the enormous overhangs, not to mention the central "court".
I can't think of the last time I've seen such an ugly building proposal.
A charm-free monstrosity!

What happened to their original stacked tower? I guess just a schematic? That was a nice looking proposal.

I like top heavy things. Oh, we're talking about buildings

But in my honest opinion this is a weird looking design but it's incredibly unique and different from any building in the city, that's something a new building should achieve. I just wish we got a taller building

I was just in the city yesterday and I was walking north towards 2100 Market to get photos. Just a block away from the site on South 21st Street is a hair salon called "21M". Coincidence?

I fear this will be worse than we even suspect. The materials of the top portion aren't even rendered.

Haha, that wall on Walnut Street is so bad, it actually looks like a puzzle piece missing from the photo.

Wow does this thing suck.
I know Scott Erdy, too, will have to mention it to him.

Does anyone familiar with that project know why that entire wall is blank? There couldn't have been any option for some windows or exterior sheathing to break it up? I understand the elevators might run up a portion of the wall, but just a portion...

It's a party wall. That's the end of the property line. If you put windows there, you risk another building being built next door in the future, covering up the windows of the building you built.

In her scathing review of two years ago, Inga Saffron referred to it as a firewall, but same difference.

"Most shocking is the required fire wall on Chancellor Street, which will be a blight on the neighborhood for decades."
