Downtown has more ongoing construction than Tempe it just isnt all occurring at one intersection.

It will look cooler when PHX has about 6 or 7 cranes up in the skyline later this year

If someone could get a Timelapse camera up on A Mountain in each direction over the next 4-6 years the landscape change would be incredible to see..

Any update on the apartments to be Built at Novus from Aspen Heights? I haven't seen any movement on the site or the tempe development tracker in awhile. Both that and ISTB-7 seem to be stalled.

I know that the Hyatt, office building, and apartments are supposed to be built around the same time since those 3 will be the 1st phase. I’ve been trying to get more information on those apartments but have not been successful.

So far this is the most information I’ve seen on the project.

Novus news.

Conrner of University and rural, nothing special but 0' setback If anyone can post the rendering please do:https://www.bizjournals.com/phoenix/...tml#i/11297846

"Dave Seeger and John Bonnell of JLL are the leasing team for the building, near the northwest corner of University Drive and Rural Road. The ceremonial groundbreaking for the project is set for May 2.

Ryan Cos. developed Marina Heights, the first phase of Novus, along with Sunbelt Holdings Inc., and partnered with University Realty LLC, an enterprise affiliate of ASU, on the new office building, called the 777 Tower.

Ryan will pursue LEED silver designation for the building, which will have ground-floor restaurant space and a sixth-floor private patio for the tenant that leases that space.

“This building has to be flexible to accommodate different tenants and different uses,” Strittmatter said.

Leasing space in the building will give companies a chance to work in close proximity to ASU and build relationships they would not have in other locations, Strittmatter said.

“Companies want to be affiliated and have a relationship with the most innovative university,” he said.

The building will be the second building to officially begin construction in Novus’ third phase. Mortenson began construction on a 259-room, dual-branded hotel in the district earlier this month.

At the time of the hotel’s groundbreaking, Charley Freericks, senior vice president at Catellus Development Corp., the master developer of Novus, said the project was “the first of several in a row,” to begin work in the third phase.

Aspen Heights Partners also has plans to develop a 262-unit luxury apartment complex in the corridor.

Novus, Arizona State University’s athletic facilities district, contains 330 acres of land controlled by the university that will collect in-lieu fees from private developers to help fund the university’s athletics programs. It is planned to be developed in seven phases.

Novus’ first two phases, the Marina Heights development that became the regional headquarters for State Farm, and the $307 million renovation of Sun Devil Stadium are already complete."

I didn't realize the streetcar project was going to close Northbound Mill Ave from University to Rio Salado all summer long. Unfortunately there aren't many alternative routes close by. However, they are moving at a fast pace it seems like they could be complete in 2020. They will be laying track on apache all the way to Dorsey soon and with mill to Rio done this summer that only leaves a small portion left to finish along marina heights. I wonder if their extension plan to Mesa Riverview is contingent on high ridership volume or if that will occur with the federal grant they received. Ill be out that way this week to take some progress photos to share.
