LOS ANGELES | Gayley At Wilshire | 427 FT | 29 FLOORS

Quote:
After sitting idle for several years, Westwood's Flatiron-inspired Gayley at Wilshire could finally be moving forward. A case filing from the Los Angeles Department of City Planning indicates that developer Indivest Incorporated has revived plans for the 250-key, five-star hotel tower, which would be located on a currently vacant property at 10955 Wilshire Boulevard. Designed by Robert A.M. Stern Architects, the 29-story building would rise 427 feet, making it the tallest structure in the Westwood skyline. First proposed before the global economic meltdown, the project site has seen little action since 2011, when its former low-rise occupant was demolished. Since then, Indivest has patiently awaited improved economic conditions and potential tax breaks from the city. Signs of movement on the long stalled development first appeared last year, when the developer briefly disagreed with UCLA on the terms of an alley vacation deemed necessary for the construction of the tower. With neighboring property owners now on board, and the LA City Council doling out hotel tax breaks left and right, perhaps construction cranes are in Westwood's near future.

About the design:
-------------------------

Quote:
Inspired by New York's iconic Flatiron Building, The Gayley at Wilshire is designed to reflect the shape of its site with a dramatic narrow façade along Wilshire, creating a focal point and entry for a premier retail establishment. This gateway location on the north side of Wilshire Boulevard at the western end of Westwood Village will grace either a 29-story, 144-unit luxury condominium tower or a 250-room 5-star hotel serving the affluent traveller. The lower levels will accommodate shops, a restaurant, a coffee shop, pool, fitness center, and meeting rooms. Cars will be valeted in a four-level subterranean garage.

The hotel is not the only development Hekmat has planned for the village. In 2010, he submitted plans to the city’s Planning Department to build a 29-story tower on a triangular lot at the northwest corner of Wilshire and Gayley. Having completed the entitlement process, Hekmat is working to finalize design plans for the 314,000-square-foot tower.

Hekmat has had his battles with the Westwood community in the past, and, perhaps reflecting the more cooperative nature that might be feeding this nascent revival, he solicited design advice from Westwood leaders and homeowners. With that in hand, he hired famed architect Robert A.M. Stern to mimic the style of New York’s iconic Flatiron building. Hekmat plans to begin work to construct the tower, which will house either 144 condos or 250 hotel rooms, sometime next year.

Westwood's Long-Delayed Gayley at Wilshire Tower Goes Condo

by Bianca Barrigan

Will Westwood's Flat-Iron-style Wilshire at Gayley tower in ever start work? Maybe! Developer Kambiz Hekmat is supposedly preparing to move forward on the project, designed by starchitect Robert AM Stern, and has officially decided it'll be condos rather than a hotel, according to the LA Business Journal. (It's been up in the air since the project was first proposed years ago whether the 29-story project would have 250 hotel rooms or 144 condos.) Hekmat has just hired Dan Rosenfeld, a former deputy in County Supe Mark Ridley-Thomas's office, to guide the WatG through the still-thorny road to construction. The Hollywood Video on the triangular site was cleared way back in 2011 and there are still no cranes in site.

Indivest restarts plans for 29-story condo tower in Westwood

Quote:
Indivest has restarted its plan to build a striking condominium tower in Westwood, nearly a decade after proposing the project.

The tower, designed to resemble New York’s iconic Flatiron Building, will rise 29 stories atop a former video store at 10955 Wilshire Boulevard, Urbanize reported. Los Angeles-based Indivest recently applied for construction permits to begin work.

The company already has approvals from the city for 144 residential units. It received those approvals in 2012, nearly three years after proposing the project. They expire in 2023.

Called Gayley at Wilshire, it will be located on the corner of Wilshire Boulevard and Gayley Avenue. The residential tower will have a “dramatic” narrow facade along Wilshire, with a lower level dedicated to retail shops, according to the project’s website. Robert A.M. Stern Architects, also behind the Century in Century City, and luxury condo 15 Central Park West in New York City, among others, is designing the project.

Much needed quality for a mediocre stretch of highrises.

Has construction started on this project? Love the Flatiron inspired design. One of my fave old buildings in NYC. If it's not built, that would be a real pity. It would be an instant landmark and not just another box. See the future potential for another Flatiron-type building in downtown L.A., where Spring and Main St. come together.

I drove by the site somewhat recently, in the last couple of weeks, and there was no visible sign of construction.

Well, hopefully this will get financing. Too many of the good designs don't get built. Hope this Westwood building gets built & hope somebody builds a (neo) Flatiron-style building where Spring and Main merge in DTLA (near the historic Broadway theater district & Eastern Columbia Bldg). Maybe they could just plant this Westwood design in DTLA. I think the Spring/Main parcel could squeeze it in. If I were a billionaire developer I'd build it! It would be a great addition to the area.

No, I just have to use Wilshire Blvd. to get to Beverly Hills or downtown.

Usually concrete pours cause traffic, but typically, depending on the area, skyscrapers u/c don't really cause much traffic... for the most part. IDK about LA though... could be different story.

Unless they dedicate an actual street lane (permit) full time between certain hours for trucks/logistics. Than yeah, it could. Depends on the parcel from what I've seen in my neck of the woods, possibly its the same for LA.

Wilshire going through Westwood is a nightmare most of the time; construction only makes matters worse.

Without construction there would be no progress, no new housing, no new offices, no new nothing. Build build build. Olympic is often a good alternative to Wilshire. Hopefully the Redline extension to Westwood which will open in a few years will improve mobility.

I have never believed that "new" and "improved" were synonyms. The effect of the subway remains to be seen, but I agree, it's a step in the right direction. I question, though, whether Westwood needs more 6-8 figure condos.

The zoning along Wilshire makes it such a crazy street. Low density, low density, then boom - a wall of mid rises and high rises.

^ Depends on where you are along Wilshire, and more importantly, what city you're in. Generally in Los Angeles proper, the zoning allows for high-rises and is a mix of low, mid, and high-rise structures from downtown to Santa Monica (with a few sections like Hancock Park, where wealthy NIMBYs have successfully limited height for decades). In Beverly Hills, you have height limits, but there are stretches where there is a decent density and some 8-10 story office and hotel mid-rises). Once you get to Santa Monica, lower density and height is most certainly the king. But from end to end, Wilshire is likely the densest street in the region, all in.
