Thank you to everyone for contributing to this thread!

After seemingly decades of little to no growth, Niagara is growing again thanks (mostly) in part to retirees from the GTA and Hamilton areas. Anyone that grew up in Niagara knows the city population signs seemed to be frozen in time for a while

It appears the growth is roughly 5,000+ ppl/yr. With new residential subdivisions being constructed in practically every part of the region I expect growth to accelerate dramatically in the near future.

those are great numbers. We had sluggish growth for 15 years in London, but things have been on a tear for the past 3 years.

My apologies, I got two developments in Beamsville mixed up earlier. For some reason, the "Mr Convenience" condos at 5002 King St was for years displaying a banner promoting "The Bench" condos which are actually a separate development at a different site at 4514 Ontario St.

So to clarify, here's a render for Mr Convenience, a 5-floor, 36-unit condo with 19 parking spots at Beamsvilles main intersection:

Most of Southern Ontario seems to be kicked into overdrive the past 5 or so years

30-storey tower planned for downtown St. Catharines

At 88 James St (former Gord’s Place) the developer is proposing ground floor commercial with 276 residential units up top. If built, it would become the city’s tallest building by a long shot! Currently that title belongs to the 21-storey Shipman Apartments.

Wow. That would be way taller than anything downtown right now. And long overdue, St. Catharine's downtown has a lot of potential for additional density.

I agree, the added density will be a welcome addition to downtown and provide a new height peak. I believe the tallest building currently is the MTO office at 11-storeys (could be 10 if the lobby is double-height). And it will surpass the 19-storey apartment building which is currently in the site preparation phase.

I'm not overjoyed by the tower (no issue w/height, just appearance)....

But the podium is downright awful.

I could abide the tower, but send the podium back!

Not the prettiest podium but it's like that to disguise the above ground parking.

To provide some more details that became available today:

First floor retail/commercial, a six-storey parking podium, amenities on Level 7, then levels 8 to 30 would be home to 276 residential units.

The units will also range from 498-777sqft, so quite small for St. Catharines standards, but hopefully this means they will be more affordable than places marketed as luxury condos.

Too much parking. Ideally such parking (less of it) would be underground.

If there really is no alternative, then a better podium treatment is still required. It looks like a bad attempt to cover up a parking garage!

I wish that the parking with underground too. I agree with the fact that too much space is dedicated to cars, especially downtown with better connections to transit. I've heard talk at council about reducing or abolishing minimum parking requirements, so that could be coming down the pipeline.

That is a bulky tower but I like the way its broken up visually. Here's hoping it can get in the ground soon!
