Im in love with this design, especially the temple crown.

At first I felt this would've been better suited to the UES. However, on closer examination I notice that the proportions and simplicity of the windows reference the Georgian style buildings and townhomes in the area. Even the round accent windows in the upper third of the building are derived from Georgian/Regency England. Very smartly streamlined blend of Georgian and Beaux Arts. The scale and design suite the area perfectly.

A good location too. Will have a mild presence in the area and complements the park. I'd imagine from the right angle, would make some nice photography, with the Washington Square Arch in the foreground (subject matter).

As per ACRIS, it’s still owned by the same entity which has held title since 2015.

Hopefully, this piece of junk will be demolished. It’s the only eyesore on this gorgeous stretch of Fifth.

The delay might relate to greedy rent-controlled tenants who are holding out for extortionate sums to leave.

Getting approval from the LPC might be another cause for the delay:

“Madison Realty Capital is reportedly contemplating the 27-story project, which is designed by Robert A.M. Stern Architects. However, no permits or applications for the new building have been filed. Any project there would need approval by the city’s Landmarks Preservation Commission.”

Rent control is an anathema. I hope that the USSC strikes it down one day as an unconstitutional taking of private property.

No one should be allowed to live indefinitely in an apartment, let alone at rents that are dramatically below market value.

It's completely legal, they are within their right to stay whether you or anyone likes it or not. Even if it were to be struck down the people currently living in RC units would be allowed to stay because you cannot change the rules if they are living up to their end of the bargain, it's simple contract law.

Loved the render for this: https://newyorkyimby.com/2017/10/rev...h-village.html The only thing I don't love is the windows. I guess all those panes are to please Landmarks. I think it would still fit in well and look great with windows more like 220 Central Park South or 520 Park Avenue, affording more unobstructed views. Still, if it was built anything akin to what's rendered, it will look great.

It’s still a stunning proposal, and it will replace one of the few pieces of junk in this gorgeous area.
