Reveal For Robert A.M. Stern-Designed Tower Planned For 14 Fifth Avenue, Greenwich Village

The blocks of Greenwich Village are perhaps the most difficult spot for new development in all of New York City, but according to a tipster, that hasn’t gotten in the way of Madison Realty Capital’s plans to put a new tower at 14 Fifth Avenue, between West 8th and West 9th Streets. Plans have been created for the site by Robert A.M. Stern Architects, and while they have yet to receive approval from the Landmarks Preservation Commission, the new building would be both prominent, and attractive.

Plans show the tower would rise 367 feet and 27 floors to its rooftop parapet, which in this iteration, is crowned by substantial ornamentation. At first glance the design may appear uncharacteristically tall, especially for Greenwich Village, but in reality, One Fifth Avenue directly across the street stands 340′ to its rooftop.

Unfortunately, nothing approaching the neighborhood’s surrounding density or scale has been allowed to rise in the past few decades, as local NIMBYs have consolidated enough political control to put the kibosh on almost any development, period. Nevertheless, YIMBY has heard that Madison Realty Capital is on the verge of construction, and that the LPC hearing should be relatively soon.

The total residential floor area in the current version is 89,812 square feet, and there will be 36 condominiums in all. Floors 2 through 13 will each be split between two units (except for the ninth floor, which will only have one), and all levels above 13 will contain full-floor residences, with two duplexes spanning floors 24 to 25, and 26 to 27.

It’s beautiful. One of RAMS’ best ever. Love the top especially. So classy.

Sadly though, GV NIMBYs will come out in force against it because of the height.

even tho its a stern, with that address i was worried.

luckily the bldg going down for it is completely unremarkable looking, although it is rather old.

There's a building literally across the street just as tall as this, but as antinimby said, NIMBY's will come out of the wood work claiming this building will single handedly cause the downfall of western civilization as we know it.

Building looks great though. Replacing a total POS too.

This building is gorgeous.

I think, if money were no object, this would be my favorite place to live in NYC. A Stern tower in the heart of Lower Fifth Avenue in the best part of the Village.

I think I actually looked at an apartment sublet in this building around 15 years ago, right out of college. Was quite a homely building considering the fancy surroundings, but was still a bit too expensive for me.

I can't imagine the prices in the new tower. Could be Billionaires' Row-type prices.

Those single floor, massive sq-ft penthouses at the top will command top dollar. I wonder if it will be similar to 15 Central Park prices.

Also, can a mod add the " " to the title. I forgot to add it.

I don't think its really out of scale with the area too. Granted similar height of structures nearby, but if anything its modest with the height and scale. It will fit in well. If this was double the size, even I'd be like its kinda out of scale, but in this case, right proportions, classy, just the right amount of bulk to not overpower the surroundings. Its a good fit!

They're sourcing the limestone from an illegal quarry over a Native American burial ground. What could possibly go wrong?

The penthouse has direct elevator access, lap pool, wraparound terrace, sacrificial altar, personal gym, maids quarters and ghostbuster quarters...
