Ah, that's a shame. Now that you mention it, the height in the rendering does seem off. I guess I wasn't paying attention to that since I wasn't doubting them on it.

Yes -- it's 235, not 335. We ran the 335 figure from the plan by the developer (Ludwig) and he didn't correct us -- so we had to update. So frustrating! Apologies for the error.

It's not dead. It will be back with modifications presented to the city. There are some loud nimby's in that immediate area of downtown.

Despite the NIMBY whining and decline from P&Z, the developer still sounded positive about the ICCU building. I got the impression they were going to incorporate more changes to appease the P&Z recommendations and submit another proposal at some point.

the latest proposal had the tower at 232 feet, which is pretty short (only 95 feet taller than Imperial Plaza a block away). hopefully their modifications results in a skinnier but taller proposal.

so right now we have a 235 footer and 232 footer proposed to go along with half dozen 6 to 8 floor buildings currently under construction on the east side, all of which will provide some nice housing options and density in a previously underdeveloped portion of downtown.

as a side note, when Imperial Plaza was built 55 years ago in 1964, the population of Boise was roughly 35,000, and there were only 60,000 people in the metro, or less than 1/10th of what it is today. taller structures in that part of downtown is long overdue.

Thanks for the update, I had heard what BOI-IDA heard but no follow up. It is such a needed proposal for that area, I hope it gets off the ground.

Not to sound unappreciative of our current proposals, because I like them, but what is it about this seemingly unattainable 300ft. barrier that appears so hard to crack in this city? Is the demand just not there? Is it the NIMBYs? Lack of commitment from developers? We have one building and it cheats with it's spire.

It would just be nice to see a project (or two ) that has some height to it.

Sadly, we all know that the primary modification will be...shorter, it has to be shorter.
The residents in the Imperial Plaza don't want their precious view blocked. Its reminiscent of the folks in the Chase Tower when they complained about the Capital Terrace proposal. That's probably part of what killed that project.

Probably all of the above.

Plus, tall buildings are expensive, so these heights are likely what they feel can best serve their needs. And perhaps they do consider the cost of constant appeals and issues with neighbors and P&Z.

Boise and most Western states have strong NIMBYism. Californians rule at this. Guess who’s moving here? Height is seen as “urban” and that will draw criticism from locals and new arrivals fearful of Boise becoming whatever West Coast city they hate that day. That coupled with vacancy levels Downtown likely staying higher than previous years for at least a couple years - I’m doubtful anything of great height well be proposed.

Agreed, there is a lot of construction activity downtown, cranes hovering in the air and it's impressive that during the pandemic to see two tall buildings proposed for the east side of downtown. Excited to see what proposals 2021 will bring to downtown.

Anyone else on the fence about the "texture" look of the metal panel? Looks good in photos, but kind of weird in person. Overall a great addition to Downtown though.

I am looking forward to the retail options that will be on the first floor in addition to the new city park between this new mini tower and Boise Plaza.

I noticed that the empty lot between Winco and Whole Foods is fenced in and is being cleared. I wonder if that means they're getting started on the East Myrtle Apartment complex.



also, boisedev posted an article this week that the ugly triangle surface parking lot on Front west of the courthouse may finally go up for redevelopment. I sure hope so... it's an eyesore along that corridor.

the Warehouse Food Hall has a nice website with renderings. I like what they're doing... really makes BoDo look more like a neighborhood and less like a high school gymnasium.
